The Role:
- As a Workplace Support Executive, you will report into the Workplace Technical Manager (WTM) in delivering a high-quality, proactive engineering service across MYO’s prestigious assets. You will play a key role in managing building systems, day to day admin, ensuring compliance, supporting service partners, and assisting in optimising operational performance.
The Team:
You’ll be joining the Operations and Experience team where our focus is mobilising, running and maintaining our portfolio of premium flexible office spaces. We’re a team of 18 working to deliver exceptional service to our members and guests alongside our service partners. This is a multisite role across our entire portfolio where building a team rapport and flexibility is key.
Location:
This role will support MYO developments across Central London.
What you will be responsible for:
Technical & Operational Support
- Assist the Workplace Manager and Technical Manager in managing the technical operations of MYO buildings, ensuring optimal performance of all Mechanical, Electrical, Building Fabric (MEBF) systems.
- Take ownership of planned and reactive maintenance schedules, ensuring service quality and compliance with regulatory requirements.
- Monitor and report to WTM on the maintenance contractor performance using KPIs.
- Act as a point of contact for engineering-related queries from members and internal teams, along and in absence of the WTM.
- Assist the team with MYO day 2 projects and office move outs, ensuring seamless integration into the portfolio.
- Assist in closing out technical snags during new mobilisations.
- Assist in ensuring that all engineering services meet energy efficiency targets and contribute to sustainability goals.
- Assist and be an integral contributor to maintain WELL & NABERS accreditations throughout the portfolio.
- Assist in the admin and upkeep of the SSOW system and H&S platform.
- Support, attend and when required lead in the absence of the WTM the periodic engineering meetings.
- Assist with the collection of energy data, development and upkeep of all H&S and Energy tracker.
Service Partner & Project Coordination
- Work alongside the Workplace Engineering Manager to oversee technical elements of the MEBF service partners and ensure high-quality service delivery.
- Support permit-to-work processes and contractor safety compliance in collaboration with the WTM, WM & Health & Safety team.
- Assist in minor works within MYO spaces.
- Collaborate with the team to oversee service contracts and ensure SLAs are met.
- Foster positive relationships with MYO members, providing technical guidance and support.
- Collaborate in communicating planned maintenance and project activities to all stakeholders.
- Work closely with the WTM and the project teams during the delivery of new MYO spaces.
- Support customers in their energy reduction plans and sustainability initiatives.
- Engage and foster relationship with the wider Workplace Landsec team.
Compliance & Financial Management
- Assist in ensuring compliance with all statutory requirements and Landsec policies.
- Assist in ensuring the quote provided by third party contractors are reviewed and when necessary checked against contract schedules.
- Support the preparation of budgets and financial monitoring for engineering projects.
- Assist in managing LCR (Lifecycle Replacement) project planning and implementation.
- Identify opportunities for operational enhancements and technology-driven efficiencies.
- Stay up to date with industry best practices to improve engineering services.
- Support the development and maintain the processes for out-of-hours site resilience and emergency response.
Your skills, experience and qualifications:
- Experience and knowledge of building services, mechanical, electrical, and building fabrics.
- Experience in building management systems (BMS), energy efficiency, and statutory compliance.
- Ability to interpret technical documentation, contracts, and compliance requirements.
- Desirable understanding of the various sustainability accreditation schemes etc. NABERS, WELL, BREEAM etc.
- Excellent communication skills, with the ability to liaise with technical and non-technical stakeholders.
- Flexibility to respond to the needs of site including responding to out of hours emergencies and calls.
