Landsec is investing significantly in the north west of the UK having acquired full control of Media City, Salford comprising over 1 million sq ft of commercial office, studio, innovation and retail space and started phase 1 of development at Mayfield, Manchester comprising over 300,000 sq ft of offices and retail. Reporting jointly to the Head of Offices and CEO of Media City, we are looking for an experienced individual to lead the leasing, asset management and flexible offices team across our regional office investments and developments.

You will have extensive market and client side experience with a strong network of contacts across the Greater Manchester region and demonstrated track record of pre-leasing and asset management. The role will require delivery and execution of a clear and focused leasing vision for each development and place with asset plans for existing investments. Communicating the visions and plans to stakeholders and teams internally and externally will be key to success in the role.

You will lead a high performing team of approximately 10 property professionals delivering leasing, asset management and flexible office performance across the region. You will work collaboratively with development colleagues in progressing design development of new projects and be accountable for the full leasing, marketing and asset management life cycle.

At Media City you will support the formulation and delivery of the CEO’s vision, responsible for achieving asset performance through attracting new customers and developing strong relationships with existing customers to maintain occupancy and support growth. You will work closely with the London Offices team to deliver the Workplace customer proposition, align on customer engagement plans and best practice.

We are looking for someone who is commercial and customer-focused, an experienced leader and shows good organisational, communication and relationship-building capabilities with a range of stakeholders, partners, customers and colleagues.

What you will be responsible for:

  • Regional Offices Strategy Execution: Lead annual business plan creation and execution with periodic reporting internally and externally as required.
  • Influence business stakeholders with compelling business recommendations and business plan presentations/reports which are clear, concise and data-led.
  • Identify opportunities and tactics to build strategic partnerships including positioning Landsec as a partner of choice with existing and new customers as well as wider external stakeholder groups across regional markets.
  • Challenge status quo and take a creative approach to deal-making and new initiatives which can improve efficiency and open new commercial opportunities across the portfolio.
  • Represent the Offices Team in projects, committees and forums, communicating priorities, and strategic plans to the wider business.
  • Design Development and Leasing: Lead the development of our future office product appropriate for each regional market and taking into account evolving customer needs, viability and commercial outcomes.
  • Accountable for developing dynamic leasing strategies for pre-leasing, post development and existing asset leasing using market intelligence and analysis to inform decisions harnessing relationships with customers, agents and advisors as well as internal Landsec teams.
  • Implement industry leading best practice in all area of the leasing and asset management process to negotiate strong and creative commercial deals which enhance the financial performance seeing transactions through from initial engagement to completion and thereafter ongoing relationship management with customers.
  • Manage and motivate external agents, ensuring there is clear direction and prioritisation. Monitor agent’s performance to ensure they promote the proposition in accordance with the agreed parameters and that the quality, leasing services and expertise meet the business needs.
  • Apply market and customer insight to evaluate opportunities to include Landsec’s office propositions (Blank Canvas, Customised and Myo) including business case development.

Your skills, experience and qualifications:

  • Highly commercial and strong business acumen.
  • Experience managing high performance teams.
  • Proven knowledge and expertise in the Manchester market with understanding of market dynamics alongside broader industry and economic context.
  • Demonstrated and successful track record of leading major transactions (including pre-lets).
  • Recognition as a market expert with a wide-ranging network across the industry.
  • Proven ability to build and manage effective relationships with customers and colleagues at all levels, including senior executives.
  • Ability to analyse and interpret data and insight to make recommendations or inform decision-making.
