LOCATION

The role will be based at Brighton Marina. There will be the need for occasional travel to other sites around the country and London Victoria as and when required. This role is contracted for 28 hours per week to be worked a minimum of 4 days over 7 per week.

THE TEAM

You'll join a small but ambitious team at Brighton Marina, working directly alongside the Centre Director to deliver the operational, commercial and guest experience objectives of the destination. While the Landsec on-site team is intentionally lean, the role works closely with a full suite of specialist Elevate service partners responsible for security, cleaning, technical services, landscaping and wider operational delivery. Success is achieved through strong collaboration, influence and partnership working rather than direct line management. The successful candidate will also work closely with fellow landowners, occupiers and key stakeholders across the Marina, helping to support the continued growth and evolution of this unique mixed-use destination.

THE ROLE

As Centre Operations Manager, you will lead the safe, compliant and efficient operation of the centre through a range of service delivery partners, ensuring high standards of presentation, sustainability and guest experience.

PRINCIPLE ACCOUNTABILITIES

  • Lead the operational performance of the centre through effective management of all service delivery partners, ensuring the highest standards of safety, compliance, presentation and guest experience.
  • Act as the Responsible Person for Health, Safety and Security, ensuring all statutory, regulatory and company requirements are met and embedded across the asset.
  • Provide visible operational leadership across all service partner workstreams, driving accountability, performance, continuous improvement and operational excellence.
  • Develop strong relationships with service partners, fostering a collaborative culture focused on delivering best-in-class outcomes for guests, occupiers and stakeholders.
  • Lead the contract management and performance review process for all operational service partners, ensuring delivery against contractual obligations, KPIs and budget expectations.
  • Oversee the operational management of all centre services, including security, cleaning, waste management, landscaping, technical services, car parking and planned maintenance activities.
  • Lead and coordinate responses to operational incidents, emergency planning, business continuity requirements and crisis management processes in line with site requirements.
  • Ensure all risks relating to health and safety, fire safety, terrorism, security and business continuity are appropriately assessed, managed and regularly reviewed.
  • Lead the delivery of the centre's ESG and environmental objectives, driving improvements in sustainability performance and regulatory compliance.
  • Manage the delivery of planned property projects and operational improvement initiatives, ensuring works are completed safely, efficiently and with minimal disruption.
  • Drive a first-class guest experience through exceptional operational standards and effective service partner performance management.
  • Support the Centre Director in the management, forecasting and control of hard and soft service charge budgets, identifying opportunities for efficiency and value enhancement.
  • Support with monthly service charge reconciliation meetings with finance and service delivery partners, monitoring expenditure against budget, reviewing accruals and variances, challenging spend where appropriate, and implementing actions to ensure effective budget control and financial accountability.
  • Assist in the preparation and management of service charge budgets and operational expenditure plans.
  • Support the successful delivery of marketing activity, commercial partnerships and centre events by ensuring operational requirements are planned and executed to the highest standard.
  • Build and maintain positive relationships with brand partners, local authorities, emergency services and key stakeholders to support the safe and effective operation of the centre.
  • Monitor occupier compliance with centre regulations, statutory obligations and lease requirements, escalating concerns where appropriate.
  • Maintain and regularly review the centre risk register, ensuring mitigation plans are implemented and monitored.
  • Prepare operational reports, presentations and performance updates for senior stakeholders and internal governance forums.
  • Support the implementation of the company's strategic objectives and purpose across the centre.
  • Undertake duty management responsibilities, including participation in out-of-hours incident response and weekend management rotas where required.
  • Undertake any additional duties reasonably requested by the Centre Director that support the effective management and operation of the centre.

ESSENTIAL CRITERIA

  • Experience leading operational service delivery through contractors, service partners or third-party providers.
  • Strong knowledge of Health and Safety, compliance and risk management within a customer-facing environment.
  • Ability to manage multiple priorities, make sound decisions and maintain high operational standards.
  • Strong stakeholder management skills, with the ability to build effective relationships and influence a wide range of internal and external partners.
  • Commercially aware with experience monitoring budgets, controlling expenditure and identifying opportunities for continuous improvement.
