What will be my core responsibilities?

The role of Maintenance Supervisor involves a blend of technical expertise and team management capability, looking after one of our key contracts for Bristol City Council. The position requires strong leadership and project management skills to enhance operational efficiency ensuring we deliver a first class service.

  • Leading and supervising a team of trade operatives and subcontractors for responsive and planned repairs and maintenance.
  • Ensuring work is completed safely, efficiently, to high standards, and within budget and time constraints.
  • Conducting site inspections and quality control checks to ensure compliance with specifications and health & safety regulations.
  • Liaising with residents, contractors, and internal teams to ensure smooth workflows and high customer satisfaction.
  • Managing budgets, monitoring expenditure, processing invoices, and controlling inventory.
  • Implementing and monitoring health and safety procedures, risk assessments (RAMS), and toolbox talks.
  • Using NFHA rates to measure and value works

What skills and experience do I need to be successful in this role?

Experience/Attributes:

  • Strong people management skills, including the ability to lead, motivate, and develop a team.
  • Excellent organisational and time management skills to plan schedules and prioritise workloads.
  • Problem-solving and decision-making capabilities to resolve issues independently and react to emergencies.
  • Excellent interpersonal and communication skills to deal with a wide range of people, including distressed residents, contractors, and staff.
  • Commitment to delivering excellent customer service.
  • IT literacy, including experience with Microsoft Office and work management systems.
  • Strong understanding of relevant Health & Safety legislation and compliance processes.
  • A proactive, self-motivated, and flexible approach to work.
  • Significant experience in property maintenance
  • Experience in delivering projects within budget and managing contractor performance.
  • Ideally knowledge and experience in social housing repairs and reactive maintenance.

Qualifications & Certifications:

  • A full UK driving licence.
  • Supervisory safety training such as SSSTS (Site Supervisor Safety Training Scheme) or SMSTS is preferred.
  • IOSH or NEBOSH qualifications are advantageous
  • Technical knowledge across multiple trades (e.g., plumbing, electrical ).
  • Relevant trade qualifications (e.g., NVQ Level 3 or City & Guilds) or HNC/HND in Building Contract Management are beneficial.
