What will be my core responsibilities?
As Contracts Manager Managed Buildings you will act as the primary link between Lancer Scott FM and our valued clients. This role will be Bristol based, report to the Account Director and combines operational oversight of building services with strategic client relationship management to ensure contracts are profitable and service levels are met and exceeded.
- Act as the primary point of contact for the client, attending regular strategy and performance review meetings to address concerns and identify service gaps.
- Supervise the delivery of Hard Services (HVAC, electrical, plumbing, building fabric) on a planned, reactive and quoted works basis.
- Manage the account budget, including accurate P&L and cost control.
- Monitor Key Performance Indicators (KPIs) and Service Level Agreements (SLAs) to ensure contractual compliance.
- Ensure all sites meet all statutory, policy, and health and safety (H&S) requirements, manage audits and risk assessments.
- Lead, coach, and develop onsite service engineers and manage third-party sub-contractors.
- Oversee minor works and refurbishments and, where required, propose technological innovations (e.g., energy efficiency tools) to improve building performance.
- Drive engineering productivity and efficiencies to enhance the quality and speed of service to the client.
- Provide weekly reports detailing performance against KPI’s and highlighting areas of concern and common issues.
- Continually seek out opportunities for increased scope of works and prepare proposals for managing those work streams.
- Provide support on an on call basis and act as the escalation point for serious incidents.
What do I need to be successful in this role?
- 5+ years experience in Facilities Management with a focus on Hard Services for high quality buildings.
- IOSH or NEBOSH qualified is desirable.
- Proven leadership experience in managing teams across multiple locations.
- A commercially driven approach to account management.
- Proven ability in building a successful contract and managing client expectations.
- Highly organised approach, able to juggle multiple priorities effectively.
- Strong problem-solving, decision-making, and project management skills.
- Effective communicator at all levels.
- Highly proficient in the use of Microsoft suite, especially Excel and PowerPoint.
