As Estates and Facilities Manager you will oversee the day-to-day management of estates, buildings, maintenance, stock and facilities at Lancaster Medical Practice. The post-holder will ensure the premises and associated services are safe, compliant, operationally effective, and welcoming for patients, clinicians and staff. You will also lead on statutory compliance, supervise contractors and associated budgets, support business continuity, and drive ongoing improvement in estate performance.
- Operational Estate Management: Day-to-Day oversight of building fabric, plant, utilities (water, gas, electricity), security, cleaning and stock to maintain safe, accessible premises for patient care.
- Compliance & Risk: Own responsibility for ensuring premises and equipment meet regulatory standards (CQC Regulation 15), Health Technical Memoranda (HTM)/local equivalents, fire safety, legionella/water management and other statutory obligations. Maintain records, carry out risk assessments and implement remedial action.
- Planned & Reactive Maintenance: Manage planned preventative maintenance (PPM) schedules, service contracts and reactive repairs process to minimise downtime and clinical disruption. Monitor service levels and contractor performance.
- Project & Estates Development: Lead small capital and refurbishment projects (scope, procurement, contractor management), ensure works meet clinical needs and HTM/HBN guidance. Liaise with NHS/PCN estates guidance where applicable.
- Budget & Procurement: Support day to day estates and facilities budgets utilisation, identify cost-efficient solutions, authorise works within delegated limits and support tendering/procurement of FM contracts, ensuring value for money and compliance with NHS directions.
- People & Contractors: Line-manage estates/facilities staff and supervise and monitor outsourced contractors.
The post holder will carry out other duties as may reasonably be required within the band of the post.

Formed in April 2017 from our successful, legacy practices, Lancaster Medical Practice has continued to evolve to become the strong, high performing Practice it is today, receiving a rating of Outstanding by the Care Quality Commission in August 2018. We deliver our services from seven locations throughout the city of Lancaster and its surrounding area and are continuing to develop ourselves to improve what we do for our patients, staff and the local community. We are a progressive, modern organisation with patient-centred General Practice at our core.
