About the Job
Keeping our communal areas clean and green is a priority in Hounslow. The Grounds Maintenance Operative plays a key part in this objective and is responsible for ensuring the communal gardens and grounds areas are kept to our high service standards and delivered in time with the schedule.
Key Responsibilities:
- Work effectively as part of the Resident Services team, delivering corporate objectives through the work of the department.
- Demonstrate and ensure high standards and probity with Company policy.
- Form robust and effective working relationships with stakeholders across the Business and in partner organisations.
- Work corporately and in line with overall company objectives to enable the breaking down of departmental barriers and the delivery of the improvement agenda.
- To oppose and where possible eradicate all forms of discrimination, making a positive contribution to managing diversity, both as an employer and service provider.
- To positively support organisational change ensuring the appropriate systems of performance and development, communications, equality impact assessment, monitoring and review are in place.
- To promote a philosophy of putting customer needs first at every opportunity and to put in place management arrangements to action this.
- To work with stakeholders, local residents and the voluntary sector in improving service delivery and promoting creative and innovative ways of tackling local problems ensuring services are developed which meet the needs of our ethnically diverse community and are accessible to all users.
- To promote a positive image of LFM360 and represent the Company at external conferences, seminars, public meetings/forums and working parties as may be required.
- To act as a “front line” representative of LFM360, dealing with enquiries from tenants and liaising with other LFM360 employees where necessary, attending meetings on behalf of LFM360.
- To ensure all Health & Safety standards are met in line with company policy.
Functional Responsibilities:
- Grass cutting using pedestrian and ride on mowing equipment, petrol powered grass trimmers and back pack blowers.
- Green waste clearance including leaves and other arisings using back pack or hand held blowers and hand tools such as leaf grabbers and pitch forks.
- Maintenance of existing shrub beds and raised borders using both powered and manual horticultural practices.
- Pruning hedges using powered hedge trimmers or hand tools such as pruning shears/loppers.
- Weeding using mechanical devices and by hand, removal of weeds and litter from beds, plant containers, pathways and grassed areas.
- Tree maintenance including: pruning and removal of epicormic growth, crown lifting using pole saws, tree inspections, small tree maintenance, felling and planting.
- Planting of shrubs, trees and bedding plants including and the watering of plants, trees, beds and plant containers.
- Use of chippers and shredders for mulching.
- Hard and soft landscaping including turf maintenance, digging and mulching.
- The collection and removal of waste arising from such activities.
- Transportation to site of large equipment by means of a trailer (if relevant license held).
- Use of ladders to work at height where required and acceptable to do so.
- Equipment care and maintenance including working with petrol powered grounds machinery, carrying out pre start checks and undertaking any necessary training required to use such machines.
- Safe application and transport of chemicals e.g. Weed killer (if suitably trained and qualified to do so).
Experience and Qualifications:
- Full UK Driving license.
- Experience of operating a range of Grounds Maintenance machinery.
- Understanding of Health and Safety.
Desirable:
- PA1/PA6 Herbicide application license.
- N.V.Q / Q.C.F Level 1-2 Horticulture or City and Guilds levels 1 & 2.
- CS30.1 and CS30.2 Chain Saw Maintenance, Cross cutting and felling small trees.
Job Related Skills:
- Strong communication skills and a high proficiency of English.
- Write short reports and complete forms.
- Undertake Grounds Maintenance duties in line with Service Standards.
- Possess a full valid driving licence (Desirable but not essential).
- Self-motivated, enthusiastic and able to work as part of a team.
- Physically fit and able to lift and move heavy objects.
- Operation / driving / trailer towing (providing relevant licences are held), and preventive maintenance of machinery, plant and vehicles provided for the undertaking of grounds maintenance, horticultural or related activities.
