About the Job
The Voids and Complex works Service Manager is responsible for overseeing the effective management of void properties, major works, and other complex work such as disrepair cases. Ensuring compliance with health and safety regulations, budgetary control, and high-quality service delivery across all work streams. The role involves managing a team of supervisors, senior supervisors, operatives, property surveyors and planners to ensure timely and cost-effective repairs and refurbishments.
Key Responsibilities include:
- To lead and manage a multi-disciplinary team of operatives, supervisors, senior supervisors and planners/administrators, and achieve a high-quality output and service.
- To proactively manage the availability of the team, directly and through line management, including annual leave, sickness, training and any other reason Voids Management:
- Oversee the delivery of the voids key-to-key process, ensuring properties are completed and returned within agreed timeframes.
- Conduct inspections and audits to uphold quality standards in repairs and refurbishments.
- Work collaboratively with other stakeholders, including but not limited to: client representatives, suppliers, contractors, colleagues, residents and others as required to optimise void processes.
- Monitor and enhance voids performance metrics, implementing improvement strategies.
- To provide accurate reporting and data for meetings as and when requested. Complex Works & Disrepair Case Management: - Lead and manage all disrepair cases and complex works, ensuring compliance with legal standards and regulations.
- Coordinate investigations into tenant-reported disrepair, ensuring timely assessment and resolution.
- Liaise with legal teams to respond to disrepair claims and ensure appropriate remediation.
- Develop policies and strategies to streamline disrepair resolution while minimising financial risks.
Experience and Qualifications required
• 3 years of managing Voids delivery service and managing complex works experience.
• Working knowledge of NatFed Schedule of Rates
• Understanding of Health & Safety Regulations
• Application of Risk Assessments / Method Statements Desirable
• IOSH Managing Safety Or SMSTS qualification
• Working knowledge of Asbestos policy & procedures
• Previous experience of working in a Social Housing Repairs & Maintenance environment
• City & Guilds / NVQ Level 2-3 equivalent / relevant experience.
• To be able to meet pre-determined deadlines and performance targets.
• To be able to motivate, lead and manage a team to deliver high quality results in a challenging environment.
• Ability to communicate effectively with a positive approach to solving daily work challenges.
• To be able to drive, have a full UK driving licence
