About the Job
The role of General Maintenance Manager is to proactively assist the Development Manager in the smooth and efficient management of the building, occupation of rooms for residents, and carry out ad-hoc & planned repairs and maintenance of the building and residential units.
The General Maintenance Manager will assist the Development Manager in ensuring LSH Residential’s standards of building management are applied to the communal areas, the fabric of the building, and the designated rooms for occupancy. The role involves working closely with the Development Manager and coordinating with regular and ad hoc maintenance contractors, reporting all issues directly to the Development Manager.
To provide a proactive service in development management, working closely with the Development Manager, LSH Residential Property Manager, Regional Head of Residential Property Management, and the wider Property Management Team.
To ensure the highest level of compliance regarding Fire, Health and Safety, and Statutory Legislation at the development.
The ideal candidate will be proficient with all hardware tools and appliances necessary for cleaning, maintenance, repairs, and decorating, e.g., hammer, screwdriver, carpet cleaner, etc.

Details
- Functional testing of fire safety equipment (training will be provided)
- Carry out minor maintenance, repairs, and handywork in communal and internal apartment areas as agreed and risk-assessed by the Development Manager
- Inspect units, communal areas, and car parks; report findings for remediation
- Conduct pre and post-tenancy apartment inspections and arrange or carry out minor repairs and refurbishment, e.g., paint touch-ups
- Litter picking, plant watering, and general tidying of communal areas
- Ensure refuse collection schedules are followed and managed
- Arrange provision of additional items (signs, lights, etc.) as instructed by the Development Manager
- Perform other reasonable tasks as instructed by the Development Manager
- Undertake routine fire door inspections in managed blocks under 18m, subject to passing the BRE Fire Door Course
- Arrange testing of lifting equipment and abseiling points
- Arrange lightning conductor inspections
- Proficiency in computer applications such as Word, Excel, and database management is required
- Provide cover for the Development Manager during leave or sickness, responding to tenant queries as appropriate
- Attend meetings with the Development Manager, Property Manager, and other team members as required
- Be familiar with Fixflo and Datastation systems and record small works instructed and actioned
- Ensure compliance documentation is kept up to date
- Circulate correspondence to residents regarding health and safety, fire regulations, parking, etc.
- Obtain approval from the Development Manager for any client costs
- Meet with contractors to ensure compliance with work orders and inspect completed works
- Liaise with out-of-hours emergency repair services if required
- Report any concerns regarding contractors’ performance or behavior to the Development Manager
- Perform duties related to PRS property management according to procedures and legal documentation
- Complete mandatory online training and participate in optional training as appropriate
- Maintain professionalism and punctuality, adhere to dress code
- Motivate and develop team members and assistants
- Demonstrate attention to detail and effective data gathering techniques
