Overview
Reporting to the Head of Estates, the Regional Estates Manager will be responsible for the day‑to‑day management of a portfolio of properties, retail and warehouse, across the country.
This is a field based role with frequent regional and sometimes national travel required, so flexibility around travel/location plus a full UK drivers licence is essential to your application.
Responsibilities
- Negotiating rent reviews and lease renewals on operational and sublet properties
- Managing stand alone and multi‑occupied buildings - retail and industrial
- Levying and payment of service charges on the properties within portfolio
- Negotiating the settlement of terms for the restructuring of leases and advising in connection with all estate matters arising under existing leases
- Inspections of properties and the supplying reports in connection the estate management matters
- Letting of vacant properties including appointing and managing external surveyors
- Negotiating the purchase and disposal of property interests
- The preparation of estimates of income and expenditure for capital and revenue accounts and an ability to monitor budgets
- Negotiating amicable resolutions to property management matters that arise under existing leases
- Appointing and overseeing building surveyors on Party Wall and Dilapidations matters
- Liaising with Property Department regarding repairs, maintenance and refurbishment projects
- Take a proactive approach to resolving issues as and when they arise
Qualifications
- Extensive experience in a similar role.
- Drive and tenacity to deliver the highest level of performance.
- Strong business acumen.
- Excellent communication and influencing skills particularly with stakeholders and with external audiences.
- Highly organised with the ability to work calmly under pressure and manage multiple demands whilst maintaining quality and accuracy.
- Demonstrable logical and analytical approach, with a good level of numeracy.
- A commitment for continuous improvement and self-development.
- Full UK Drivers Licence - (Essential)
