Some people see buildings. You see potential. You walk past a site and instinctively start asking questions. Would this work here? What would it take? How fast could we open? As Vice President of Development at Kula, you will lead how we grow across cities, countries and markets. Your job is simple to explain and hard to do well. Find great opportunities. Make smart decisions. Get the right deals signed.

This is not a desk role. It is a doing role. You will be out in markets, meeting partners, walking buildings, testing ideas and turning conversations into signed agreements that become real places our guests live in. You will work closely with our leadership team and be trusted to use your judgement. Not everything will be perfect. That is fine. We care about good decisions made quickly, backed by clear thinking and real understanding of how our business actually runs.

What it looks like

  • Finding opportunities
    • Spot buildings and locations that could become great Kula properties.
    • Build relationships with landlords, developers and partners, that last for years.
    • Keep a live pipeline across our priority cities to deliver our targets.
    • Stay close to what is happening in each market so we see things early, not late.
  • Making deals happen
    • Lead conversations from first meeting to signed agreement.
    • Agree lease terms that work in real life, not just in spreadsheets.
    • Balance pace with discipline so we grow fast and grow well.
    • Keep momentum so opportunities do not stall.
  • Testing what works
    • Work with Finance and Commercial functions to pressure test every deal.
    • Challenge assumptions and ask the questions others skip.
    • Make sure each site makes operational sense, not just commercial sense.
    • Present clear recommendations leadership can act on quickly.
  • Working as one team
    • Partner with all Kula's central functions so new sites open smoothly.
    • Make sure what we sign can actually be delivered.
    • Share knowledge so every deal gets smarter than the last.
  • Owning results
    • Take responsibility for the deals you bring in.
    • Learn fast from the ones that do not happen.
    • Keep improving how we find, assess and close opportunities.

About You

You are commercially sharp and naturally curious. You like figuring things out. You ask good questions. You listen carefully. And when it is time to decide, you decide. You are comfortable in a room with landlords, partners and investors. You know how to build trust, hold your ground and keep conversations moving.

You probably have experience in development, leasing or real estate deals. More important than job titles is judgement. We are looking for someone who understands how to weigh risk, spot upside and move with confidence.

You might recognise yourself in this:

  • You see opportunity where others see uncertainty.
  • You stay calm when deals get complicated.
  • You know when to push and when to pause.
  • You think long term, even when moving fast.
  • You care about the outcome, not the credit.

You will share our values about:

  • Curiosity: You want to understand how things work, not just what they are.
  • Ownership: You treat the company's growth like it is your own responsibility.
  • Straight talking: You say what you think and you back it up.
  • Respect: You build strong relationships because people trust you.
  • Progress: You would rather move forward and learn than stand still and overthink.

These are the same values that shape how we work across Kula every day.

Where and When

You will be based in London and spend time in our markets as we grow. Some weeks you will be travelling, some weeks you will be with the team, all weeks you will be moving things forward. This is a full-time role built for impact and sustainability. We believe people do their best work when they have space to think, breathe and live as well as deliver.

How we measure greatness

You will know you are doing well when:

  • The right buildings join our portfolio.
  • Deals get done without drama, in line with Kula's growth plan.
  • Leadership trusts your judgement.
  • Sites you sign perform strongly once open.
  • Our growth feels steady, smart and intentional.

When the business grows because of your decisions, that is success.

Why this role matters

We are ready to grow. Our model works. Our platform is built. The opportunity is real. This role decides how fast we move and how well we choose.
