Our client is looking for an experienced Hard Services Manager to join their business and lead their teams on a north east contract. You will provide support to the Contract Manager in the ongoing service delivery of a FM services contract. You will manage a multi-discipline maintenance team and specialist supply chain to ensure all aspects of work are delivered within the service levels expected from the Client.
Responsibilities
- Understand multi-discipline estates and M&E functions and have the ability to manage a team, manage sub-contractors, plan works efficiently and take instructions.
- Use initiative and react to unplanned work effectively.
- Take responsibility for the day-to-day management of all hard FM services to include scheduling of all planned and reactive maintenance, all quoted works, asset verification and PPM development.
- Ensure the Facilities are maintained to the levels specified in the Performance Standards of the Project.
- Travel between sites as required to undertake quality audits on maintenance works, supervision of engineers & contractors, and line management activities of engineers.
- Carry out asset verification across the estate, to ensure all items of plant are recorded on the CAFM system, and when required add/delete assets following lifecycle and project works.
- Effectively plan PPM work for the maintenance team and sub-contractors using the FM CAFM system, and update the system to reflect any changes in PPM dates.
- Closely liaise with the client to ensure that all works delivered are to the required standard, that there are no disruptions to the client operations and where appropriate agree remedial works.
- Ensure optimum delivery of responsive and cyclical maintenance work is carried out on time and efficiently to meet defined performance expectations.
- Liaise with suppliers to ensure that the company obtains the best prices for materials and parts, and to market test suppliers on a regular basis to ensure best value.
- Provide quotations to the Client for remedial works and any reactive works over the contractual threshold, ensuring the company recovers all costs and achieves value for money.
- Work on a hands-on basis with the maintenance team to review plant faults, identify and implement an appropriate resolution.
- Act in the role of Authorised Person Low Voltage for the contract, ensuring permits are issued in relation to complex systems.
- Manage Asbestos, ensuring surveys are carried out as required and any recommendations are followed up. Ensure risks of asbestos are managed effectively, including Permits and risk assessments for both internal and external maintenance works.
- Act as Responsible person for Legionella across the contract.
- Act as the engineering lead on the contract, ensuring that compliance documentation relating to Fgas, Gas Safe, Biomass etc. are all maintained and available to the Client and RFM representatives.
- Liaise with specialist sub-contractors to ensure their service is delivered on time, to the required quality and to the appropriate cost. Ensuring a quality service is received and any defects are rectified satisfactorily.
- Ensure all staff and contractors operate plant, equipment, and tools in a safe manner. Carry out risk assessments and provide method statements where it is required to ensure the safety of staff and building users. Provide the appropriate level of supervision for high-risk tasks.
- Operate with safe working practices with due regard to Health and Safety Regulations, COSHH, Control of Infection, Waste Disposal etc. in accordance with legislative requirements and policies of RFM.
- Maintain asset histories, maintenance records and helpdesk reports, informing the Contract Manager or your team of any follow-up action that may be required.
- Direct line management of contract engineering team, to include performance reviews, absence management and workload distribution.
- Ensure all reactive tasks are ready for invoicing, to include accurate time records and comprehensive notes and evidence.
- Report all accidents and incidents as appropriate.
- Produce performance reports including helpdesk statistics to the Contract Manager.
- Assist the Contract Manager in the development of contract specific budgets on an annual basis, ensuring that efficiencies are identified with a view to maintaining and improving margins.
- Support the Contract Manager to manage systems and processes in line with the companies QA policies and procedures, encouraging an environment of continual improvement.
- Assist the Contract Manager to implement and develop environmental policies and procedures for the contract.
- Carry out any other duties assigned by the Management Team in connection with operational requirements.
Qualifications
- Hold a relevant trade qualification (mechanical or electrical).
- Experience managing a multi-disciplined hard FM team & mobile engineers.
- Experience of CAFM and BMS systems.
- Demonstrate awareness of statutory requirements for compliance.
- Excellent communication skills.
- Plan and mobilise reliable services and the ability to manage a team.
- Balance the need for quality and profit.
- Operate effective IT systems, particularly CAFM and BMS systems.
- Budget management, identifying trends and driving efficiency with cost-effective practices.
