The Maintenance Manager is responsible for the safe, reliable and efficient operation, inspection, maintenance and fault diagnosis of the building engineering systems and equipment across KOKO's properties.

Working closely with the Head of Facilities and leading a small team of maintenance engineers, the role combines hands-on technical engineering activity with the coordination and supervision of planned and reactive maintenance.

The Maintenance Manager will support the continued efficient operation of the property's mechanical, electrical and building-services systems, identifying faults, undertaking appropriate maintenance and minor remedial works, coordinating specialist engineering contractors where required, and ensuring that engineering maintenance activities are completed safely, efficiently and to the required technical standards.

Role & Responsibilities

  • Manage the maintenance function across our properties, including the Grade II listed Theatre, ensuring all building engineering systems, equipment and facilities remain safe, functional and maintained to a high standard.
  • Manage the maintenance, repair and replacement of building services and equipment, including plumbing, electrical systems, heating, cooling, ventilation, air conditioning, security and associated building systems.
  • Lead and support a small team of engineers, allocating daily maintenance tasks, responding to maintenance requests and ensuring faults and remedial works are diagnosed and resolved within agreed deadlines and audit requirements.
  • Proactively manage planned preventative and reactive maintenance across the properties, including regular inspections of plant, equipment and building engineering systems to identify faults, defects and potential failures before they impact the operation.
  • Carry out and oversee technical fault finding, diagnosis and minor remedial works across mechanical, electrical and building services systems, ensuring equipment is operating safely, efficiently and in accordance with manufacturer and site requirements.
  • Carry out regular visual inspections of plant rooms, engineering systems and equipment, identifying maintenance requirements and coordinating any necessary repairs, servicing or replacement works.
  • Undertake minor electrical and maintenance works where appropriately trained and authorised, including basic installations, repairs, testing and adjustments within the scope of competence and site procedures.
  • Work closely with the Head of Facilities to identify and implement improvements to the reliability, efficiency and performance of building services, maintenance processes and equipment.
  • Support new building, refurbishment and improvement projects by providing technical maintenance input, identifying practical requirements and ensuring new systems and equipment can be effectively maintained.
  • Manage key maintenance suppliers, contractors and service providers, ensuring planned servicing, reactive repairs, testing and specialist works are coordinated effectively and completed to the required standard.
  • Coordinate daily contractors and service providers attending site for maintenance, repair, testing and inspection works, ensuring work is properly planned and does not adversely affect the operation of the venue.
  • Ensure contractors working on engineering and building services systems are appropriately qualified, certified and working safely and in accordance with KOKO requirements.
  • Maintain a good working knowledge of relevant maintenance and engineering standards and procedures.
  • Work with low-voltage electrical installations, ventilation systems, AHUs and associated filters, FCUs, comfort cooling and air-conditioning systems, supporting their inspection, maintenance, fault finding and repair.
  • Ensure regular maintenance and Health & Safety checks are completed across the maintenance function, maintaining accurate Fire, Water and maintenance logbooks and ensuring any actions are followed through.
  • Maintain accurate records of planned and reactive maintenance, inspections, faults, repairs, servicing and contractor activity, ensuring maintenance information is kept up to date and available for audit and compliance requirements.
  • Monitor maintenance stock, tools, materials and equipment, ensuring the team has the appropriate resources to carry out planned and reactive works and ordering replacements where required.
  • Support the management of maintenance expenditure, identifying opportunities to improve efficiency, reduce unnecessary reactive work and ensure value for money across maintenance activities.
  • Respond quickly and effectively to urgent maintenance issues, prioritising faults according to operational, safety and guest impact and coordinating the appropriate technical response.
  • Champion Health & Safety within the maintenance function, ensuring maintenance activities, technical works and contractor activities are carried out safely and in accordance with KOKO policies and procedures.

About you

Weโ€™re seeking a pro-active, hands-on individual with an eye for the details and the following key attributes;

  • Proactive, hands-on and multi-skilled maintenance professional with experience working across building services, engineering systems and facilities in a busy, multi-use environment.
  • Good practical understanding of mechanical, electrical and building services systems, with experience in fault finding, planned preventative maintenance, reactive repairs and routine inspections.
  • Comfortable working with systems including plumbing, electrical, heating, ventilation, AHUs, FCUs, comfort cooling and air conditioning.
  • Excellent understanding of Health & Safety requirements and relevant maintenance standards.
  • Experience leading or supporting a small team of engineers, coordinating maintenance tasks and working with contractors and specialist service providers.
  • Organised and able to manage multiple maintenance requirements, responding quickly to faults while ensuring planned maintenance and inspections are completed to a high standard.
  • Good communication skills, attention to detail and a practical approach to diagnosing issues and finding effective solutions.
  • Commercially aware and understand the importance of managing maintenance resources, materials, contractors and costs effectively.
  • Confident using IT and Microsoft Office for maintenance records, reporting and general administration.
  • Experience within a theatre, live music venue, hospitality, entertainment or other multi-use property environment would be highly desirable.
  • Most importantly, you are a team player who takes ownership, is willing to get hands-on and takes pride in keeping KOKO's spaces, equipment and building systems safe, reliable and ready for use.
