Our client, a busy, established London based residential developer, is seeking a detail-driven Construction Quality & Gateway Records Inspector to join their team. This is a newly created role designed to strengthen quality assurance across the build lifecycle and ensure full compliance with the Building Safety Act and Gateway 3 requirements.
Working across multiple live projects, you will play a critical part in safeguarding fire safety, structural integrity, workmanship standards, and the accuracy of all “Golden Thread” information submitted to the Building Safety Regulator. The Role
You will split your time between on-site inspections and auditing digital QA records. Your two key accountabilities are:
- Inspecting construction activities: materials, workmanship, compliance with drawings/specifications, building regulations, and company quality standards.
- Verifying QA and Gateway 3 documentation compiled by sub-contractors and site teams, ensuring all golden thread information is complete, accurate, and audit-ready.
You’ll be the link between site operations, technical, and compliance teams, supporting build quality, reducing risk, and helping maintain the highest standards across every development.
Key Responsibilities
- Carry out regular site inspections across all build stages to ensure work meets approved plans, specifications, and building regulations.
- Audit QA records and Building Safety Regulator documentation at all major construction milestones.
- Assist project teams in establishing and monitoring the project Quality Plan.
- Monitor the quality of materials delivered and used on site.
- Review contractor workmanship, design intent compliance, and safety adherence.
- Identify, record, and help coordinate the resolution of non-conformances and defects.
- Verify accuracy and completeness of QA records produced by subcontractors and site management.
- Collaborate with Site Managers, Technical Managers, and contractors to resolve quality issues efficiently.
- Ensure all required inspections and testing are completed, documented, and stored correctly.
- Attend monthly Building Safety Act duty holder meetings and present key findings.
- Sign off “hold points” for BSR data collection at each build stage.
- Ensure duty holder requirements within the Mandatory Occurrence, Change Control, Fire Emergency, and Construction Control Plans are adhered to.
- Confirm competency documentation is in place for all consultants and contractors.
- Support pre-handover and final acceptance inspections.
About You
- 3–5 years’ experience in QA/QC or site inspection within residential construction (housing, apartments, or high-risk buildings).
- Diploma or Degree in Construction Management, Engineering, Building Inspection, or a related field.
- Strong understanding of building regulations, build stages, and inspection procedures.
- Confident reading and interpreting architectural, structural, and MEP drawings.
- Knowledge of the Building Safety Act 2022 and Gateway processes—particularly Gateway 3.
- Experience in document control within a construction environment; strong grasp of golden thread principles.
- Proficient with document management systems such as Asite, Viewpoint, BIM 360.
- Exceptional attention to detail, communication skills, and a methodical approach.
- Commercially aware with a strong understanding of risk management.
- ISO 9001 or Building Inspector certifications are an advantage.
