Position: Senior Property Manager – Residential Lettings, based at 55 Baker Street, London.
Key Responsibilities
- Carry out pre‐tenancy works for the property portfolio, ensuring properties are presented to a high standard for incoming tenants.
- Review check‐in reports and resolve any identified issues to ensure tenant satisfaction and compliance.
- Conduct regular property visits, document findings, and take appropriate follow‐up action.
- Coordinate and oversee complex routine and reactive maintenance works.
- Process and manage contractor and supplier invoices, ensuring accuracy and appropriate funding.
- Maintain accurate and up‐to‐date records on the CRM, including property details, landlord instructions, and tenancy agreements.
- Organise and archive documentation (invoices, reports, emails, etc.) to ensure compliance and easy retrieval.
- Build and maintain strong relationships with landlords and tenants, acting as a key point of contact.
- Review check‐out reports, agree deductions with landlords, and negotiate with tenants where required.
- Complete end‐of‐tenancy processes and ensure all records are updated on the CRM.
- Manage TDS claims and maintain accurate TDS records.
- Clearly communicate landlord and tenant obligations, ensuring compliance from all parties.
- Oversee EICR remedial works and act on findings from PAT and Gas Safety inspections.
- Handle complex property and lease management queries.
- Provide guidance, mentoring, and support to junior team members.
- Ensure full compliance with all relevant legislation, regulations, and company standards.
Skills & Qualifications
- Extensive experience in property management or a related field.
- Propertymark Level 3 (ARLA) qualification is essential.
- Strong knowledge of property management regulations and compliance requirements.
- Proven ability to manage complex maintenance issues and coordinate with contractors and suppliers.
- Self‐motivated, with the ability to work independently and manage a varied workload.
- Team‐oriented, with a willingness to support and mentor colleagues.
- Excellent communication and interpersonal skills.
- Strong organisational skills and attention to detail.
- Effective negotiation and problem‐solving abilities.
- Knowledge of accounts/bookkeeping and experience managing expenditure on behalf of clients.
