A highly successful Legal 500 firm are seeking a Senior Commercial Property Solicitor or Partner to join their team in Guildford.
In this role you will be acting for businesses as well as net worth individuals and land owners. A large amount of the role will involve transactional work but the team also advise on other areas. Typically you will advise on a broad range of commercial property matters including:
- Purchase and sale of freehold and leasehold properties
- Investment portfolio management
- Helping landlords and tenants avoid pitfalls when agreeing the initial terms of a deal
- Negotiating leases and other documents on behalf of both landlords and tenants
- Terminating leases (including issues arising from dilapidations)
- Environmental matters
- Property development, including; obtaining funding, site assembly and exit strategies including plot sales and disposals
- Options and overages
- Landlord and Tenant Act, from lease renewals to preparation and service of notices
- Secured lending
- Bridging loans and short-term property finance
You must have excellent technical skills and experience in a broad range of commercial property. This is likely to include sales and acquisitions, landlord and tenant matters, and possibly some property finance work. You must have a willingness to engage in marketing and business development and support of more junior members of staff.
