About the Caretaker Role:
This role will involve:
- Support the delivery of excellent, consistent, and responsive customer service to residents or contractors during working hours over the phone and face to face.
- Work alongside the Property Manager and the resident Directors of the Management Company.
- Carry out the internal cleaning of all communal areas ensuring that all areas are cleaned over a one-week period.
- Check bin stores daily and remove any waste from floors. Rotate bins and have them ready for waste collection.
- Carry out a regular litter pick of the external grounds.
- Carry out and record daily health and safety checks of all communal areas of blocks and external areas including the car parks, reporting any breaches of the lease, maintenance issues, hazards, or repairs and checking that the property is safe and secure.
- Carry out testing of equipment on site in accordance with British Standards and carry out recommended checks of other plant and machinery.
- To effectively use relevant ICT systems and assist in the creation, development and maintenance of records and information that supports and broadens the scope of information relating to the scheme.
- Act in the event of an emergency and call the appropriate authorities where necessary. Work with the team in dealing with and recording such events.
- Liaise with all Kingston appointed contractors carrying out communal services and maintenance when they arrive on site and keep a note of dates visited and details of visits.
- To contribute to initiatives for the scheme and enhancement of service delivery.
- To continually seek to improve the quality of services to customers.
- Meet targets and agreed performance levels.
