We’re recruiting on behalf of a highly successful property development company based in the North West, who are growing their commercial team due to a strong pipeline of refurbishment and new-build projects. This is a rare opportunity to join a reputable and well-funded business that’s known for delivering meaningful developments across the region.

The Role

This is an in-house position, ideally suited to someone with a consultancy, developer, or end-user background. We are not looking for contractor QSs for this role. You will be responsible for managing costs and commercial risk across the project lifecycle—from feasibility and planning through to completion. This includes:

  • Producing initial cost advice and feasibility reports for potential development opportunities
  • Preparing and managing accurate, detailed cost plans
  • Monitoring project budgets and controlling expenditure throughout the lifecycle
  • Overseeing tendering processes and contractor negotiations
  • Administering JCT Design & Build contracts
  • Managing cash flow forecasts, cost reporting, value engineering, and final accounts
  • Supporting the development team in funding applications with clear, accurate cost data
  • Building strong relationships with external consultants, contractors, and internal stakeholders
  • Attending site meetings, resolving commercial issues, and ensuring timely project delivery

What We’re Looking For

We’re looking for a confident, commercially astute QS who thrives in a fast-paced, hands-on development environment. Ideally, you will have:

  • Degree qualified in Quantity Surveying or similar
  • MRICS preferred, with minimum 5 years PQE
  • Experience in the consultancy or client-side sector (developer/end-user)
  • Living sector or PBSA project experience is a bonus but not essential
  • Strong understanding of JCT Design & Build contracts
  • Excellent communication and stakeholder management skills
  • Ability to work independently and as part of a team
  • Full UK driving licence and willingness to travel nationwide as required
