THE OPPORTUNITY
Kingsley is exclusively retained and working in partnership with Urban Splash, the award-winning development & regeneration company that is looking to appoint a Commercial Property & Asset Manager to itsβ highly successful team.
The role is to provide skilled Property Asset Management services to drivethe performance of an allocated commercial property portfolio.
Key Accountabilities
- Deal with all Landlord& Tenant matters,including approval of customer requests, New Leases, Alterations Wayleaves, Assignments, Sub-lettings, Rent Reviews, Renewals, Dilapidations etc.
- Ensure leasecompliance from customerand landlord perspective.
- Enhance customerretention by engagingand building relationships.
- Positively influence financial output by being marketaware and engagedwith customers and the wider influences i.e. ERV, target rents etc.
- Health &Safety compliance.
- Insurance compliance
- Ensuring quality, aesthetics and brand.
- ESG compliance and consideration, both legislation and company goal driven.
- Ensure upkeep,cleansing and maintenance of assets.
- Deliver excellent customer care and satisfaction.
- Support new business deals
- Ensure smooth customer transitions and compliance of assets.
- Credit controlmanagement
- Health &Safety and Insurance compliance.
- Carry out return on investment assessments and CAPEX/OPEX requests.
- Manage, supportand motivate buildingmanagers etc.
- Collaboration with Safety & Facilities Management colleagues
- Set servicecharge budgets eitherdirectly or with managing agentsand deliver/coordinate
- Ensure the estate, propertyand vacant unitsare safe, and present to their best.
- Manage thirdparty consultants, including agents, solicitors, contractors and surveyors.
- Input into new developments, capex projects to ensure that buildings are efficient, cost effective for running and deliver the maximum customer experience.
Qualifications, Knowledge & Experience
- MRICS Qualified
- Property Management / Asset Management / Leasing Experience
- Liaising with internal and external stakeholders
- Service charge and budget setting/management experience.
- Understanding of commercial case law and legal principles.
- Good workingknowledge of L&Tmatters i.e. Assignments, Underletting, Lease Renewals, Rent Reviews,Dilapidations, L&T Act 1954 etc.
- Broad workingknowledge of Health and Safety legislation and practices.
- Ability to work and thrive as part of a team, alongside the ability to self-motivate and act on your own initiative.
- Proactive and positive attitude. Excellent communication skills,both written and verbal.
- Excellent customerfocus.
- Excellent problemsolver with positive mental attitude.
