An ambitious and expanding Regional Property Company is looking to appoint an in-house Commercial Property Asset Manager, in the Northwest. The successful candidate shall be responsible for managing and optimising the performance of a diverse portfolio of commercial properties across the Northwest including offices (serviced and conventional), industrial, retail and leisure. The role involves overseeing lease agreements, rent collection, tenant relationships, property maintenance and compliance, to ensure the smooth running of the portfolio within a dynamic and growing property business. The position includes a focus on managing and facilitating growth of the serviced offices portfolio and co-working business.

Key Responsibilities:

  • Lease & Tenant Management
    • Manage lease renewals, rent reviews, and break options, ensuring all are actioned promptly and in line with lease terms.
    • Handle new lettings, including marketing, tenant negotiations, and lease execution.
    • Maintain strong relationships with tenants, acting as the first point of contact for queries and resolving issues efficiently.
    • Ensure compliance with lease covenants and act on tenant breaches where necessary.
  • Rent Collection & Financial Management
    • Monitor rent and service charge payments, ensuring timely collection and assisting to minimising arrears.
    • Assist with setting and managing service charge budgets, ensuring costs are allocated correctly.
    • Work with accountants/bookkeepers to provide financial reports and monitor property-related expenses.
  • Property Maintenance & Compliance
    • Oversee day-to-day property management issues, arranging repairs and maintenance as required.
    • Conduct regular site inspections to identify and address maintenance and health & safety concerns.
    • Ensure compliance with statutory requirements, including health & safety, fire regulations, and EPC ratings.
    • Appoint and manage contractors, obtaining competitive quotes and overseeing works.
  • Asset & Investment Management
    • Identify opportunities to enhance asset value through refurbishment, redevelopment, or re-gearing leases.
    • Monitor market trends and rental values to inform strategic asset decisions.
    • Assist in property acquisitions and disposals, including due diligence and valuation inputs.
  • Reporting & Administration
    • Maintain accurate property records, including lease documentation, compliance certificates, and maintenance schedules.
    • Provide regular reports on property performance, arrears, and lease events.
    • Liaise with legal professionals, surveyors, and other consultants as required.

Person Specification:

Essential Skills & Experience:

  • Previous experience in commercial property management, ideally within a small organisation.
  • Strong knowledge of commercial leases, landlord and tenant law, and service charge management.
  • Excellent communication and negotiation skills for dealing with tenants, contractors, and stakeholders.
  • Strong organisational skills with the ability to manage multiple properties and priorities.
  • Proficiency in Microsoft Office (Word, Excel, Outlook) and property management software.
  • Ability to work independently and travel across the Northwest for site visits.

Desirable Skills & Qualifications:

  • RICS qualification or working towards such.
  • Experience in managing service charge budgets.
  • Knowledge of building maintenance and refurbishment processes.
