Kingsley Developments have an exciting opportunity within our rapidly growing residential development business for a Site Manager to assist with the delivery of our residential development projects. We have a range of projects in the immediate pipeline, all in central Cornwall, to commence in 2026 (and even more due to commence in 2027) with unit numbers ranging from 5 to 60+. Most schemes are of high quality/bespoke designs, as Kingsley Developments are building a unique brand of quality homes built by a Cornish family firm.

You will work closely with our Construction Director along with the rest of the Kingsley team, be based on site and have a desk at our Truro Lemon Street office. £35-50k salary, negotiable based upon experience, plus bonus and a vast amount of career progression opportunities for the right person.

Opportunity overview

The firm would like an experienced individual who can grow with, and benefit from, the business’s active growth, leading the following activities:

  • Site management – coordinate resources, inspecting work for quality assurance, ensuring technical compliance, and most importantly manage health and safety. This is predominantly a site manager role where you will be dedicated, at least to start with, to one medium sized site.
  • Procurement of materials and contracts with subcontractors, working with our in-house architect and Construction Director to agree specifications and source and contract with suitable suppliers. Large contracts are subcontracted, however Kingsley procure many materials such as blocks, timber and 2nd fix joinery.
  • Ensure compliance with all regulatory standards.
Requirements

As a minimum the successful candidate must have:

  • A strong work ethic and commitment to the firm achieving excellence and success. Loyalty and hard work is the most important value we look for when hiring, and you will be rewarded for putting the firm first.
  • Strong experience in leading residential housing building projects, managing all aspects of the build from groundworks through to finishing joinery.
  • SMSTS and experience of implementing Construction Design Management (CDM) regulations.
  • Strong knowledge of current best building practice, building regulations and structural warranty standards.
  • Experience and proficiency with Microsoft Project and Excel is preferred but not essential as long as you have great computer skills.
Rewards and benefits

£35-50k salary, negotiable based upon experience. Annual and/or project completion performance related bonus. 28 days a year holiday including bank holidays. We are more than happy to consider all experience levels as long as you have some site management experience. For the right candidate(s) we are very happy to invest in in-house and external training as required, including a Chartership if that is something you wish to work towards.
