Description: Block Property Manager – Property Management This established and forward thinking independent Estate and Letting Agents are now looking for a Block Property Manager who will assist in looking after a block property portfolio. Block Property Manager – Property Management – Responsibilities: To directly manage a portfolio of blocks and provide assistance to the department as required. To ensure all clients receive an excellent level of customer service while managing the portfolio in line with the client’s instruction, the terms of the Lease and relevant Health & Safety requirements. Support and mentoring for the role will be provided by the Head of Block Management to ensure targets and standards are maintained. Block Property Manager – Property Management – Accountabilities: Directly managing a portfolio of Leasehold blocks. Conducting regular site visit inspections for properties in the Department. Ensure Health & Safety Assessments are conducted and processed correctly. Arranging and coordinating quotes, repairs, and maintenance for the portfolio. Dealing with Insurance claims. Managing licensing consent & fees for the Department (pets, subletting, contractor register, etc). Preparing annual Service Charge budgets and quarterly financial reports. Approving Annual Service Charge and Company Accounts. Holding resident and Director meetings for your portfolio. Conducting Section 20 Consultation and overseeing the tender process. Dealing with arrears collection prior to legal instruction. Manage on-site porters and relevant employment related issues (holiday & sickness etc). Preparing and raising Service Charge invoices & cover letters. Assisting the Head of Block Management as required in light of continually improving department processes and procedures. Progressing any independent projects assigned, as required. Maintain an awareness of relevant company procedures. Keeping up to date with industry training and relevant legislation. Block Property Manager – Property Management – Skills Required: 3 years or more experience in Block Management with IRPM qualification will be a distinct advantage. The position requires a highly organised individual with great time management skills – it will be essential to remain calm under pressure and manage changing priorities. A proactive approach to work with a team player attitude and high attention to detail will be vital.
