Description: Block Manager £30,000 – £35,000 Basic Salary, Monday to Friday. We are seeking a proactive and organised Block Manager with 1–2 years’ experience in residential property management to join our team. The successful candidate will be responsible for managing a portfolio of residential blocks, ensuring the highest standards of maintenance, compliance, and customer service are upheld. A full UK driving licence and access to a vehicle are essential, as this role involves regular site visits and attendance at meetings across various locations. Block Manager – Key Responsibilities: Act as the primary point of contact for freeholders, leaseholders, and residents, providing professional advice and support on all block management matters. Manage and coordinate maintenance and repair works, liaising with contractors and the in-house maintenance team to obtain quotes, issue work orders, and ensure works are completed to a high standard and within budget. Oversee planned and reactive maintenance, ensuring all works are completed in a timely and cost-effective manner. Conduct regular block inspections to identify maintenance requirements, health and safety risks, and compliance issues, and produce detailed inspection reports. Manage service charge budgets for each block, including setting annual budgets, monitoring expenditure, and ensuring all costs are properly allocated and recoverable. Review financial reports in collaboration with the accounts team to ensure accuracy and assist with year-end reconciliations. Assist in the preparation and administration of Section 20 consultation notices and oversee major works projects, ensuring statutory compliance and effective communication with all stakeholders. Liaise with surveyors, contractors, and consultants as required for major works, ensuring projects are delivered on time, within scope, and to specification. Ensure all properties within your portfolio comply with current health and safety, fire safety, and other statutory regulations. Maintain accurate records and documentation, including contracts, insurance policies, inspection reports, and communication logs. Manage supplier and contractor relationships, ensuring high standards of service, value for money, and adherence to company policies. Assist with AGMs, EGMs, and residents’ meetings, including the preparation of agendas, minutes, and follow-up on agreed actions. Handle insurance claims and liaise with brokers and loss adjusters where necessary. Oversee parking management, including permit allocation and resolution of related queries. Proactively identify and escalate risks, disputes, or complex issues to your Line Manager in a timely manner. Provide exceptional customer service to clients and residents, maintaining the company’s reputation for professionalism and responsiveness. Block Manager – Skills & Experience Required: Minimum of 1–2 years’ experience in residential block or property management. Strong understanding of relevant legislation including health and safety and leasehold compliance. Excellent communication and interpersonal skills, with a customer-focused approach. Ability to manage multiple tasks effectively and work both independently and as part of a team. Proficient in Microsoft Office and property management software.
