The predicted salary is between 25000 - 32000 £ per year.
We will consider applications from people wanting to work either 5, or 4 full days a week, working between 8.30am - 5.30pm. Naturally, for those working 4 days a week the salary, bonuses and holiday entitlement would be adjusted accordingly on a pro-rata basis.
The successful candidate who fulfills this varied role will spend much of each working day visiting properties to undertake various tasks which include:
- Production of condition inspections to ensure they remain in good condition.
- Producing reports to evidence and dispatch to the relevant landlord.
- Compiling detailed reports via bespoke software held on an iPad, recording the overall condition of a property prior to any tenants moving in.
- Re-visiting properties midway through an active tenancy to check on the condition and produce a brief report for the relevant landlord.
- Discussing maintenance-based issues with tenants in occupation.
- Liaising with Property Managers to ensure maintenance issues are resolved.
- Inspecting the property prior to the end of a tenancy to produce a 'check out' report.
- Mediating between landlord and tenants regarding maintenance considered to be beyond fair wear and tear.
- Preparing paperwork for an independent adjudicator if landlord and tenants fail to agree on a compromise.
Previous experience in a similar role within Residential Lettings would be advantageous but not essential, as full training is provided. Essential skills include:
- A strong attention to detail when inspecting a property and compiling a report.
- Highly organised and able to manage a busy diary.
- The ability to prioritise urgent tasks and work to pre-defined deadlines.
- Excellent communication skills - face to face, orally and electronically.
- Confident and professional.
- IT proficient - familiar with MS Office, other general packages, tablets, and mobile devices.
- Own car and clean driving license.
Remuneration includes a basic salary of between £25,000 and £27,000, with an overall full-time salary of £28,000 to £32,000, depending on relevant experience. This includes a car allowance and quarterly bonuses.
