The predicted salary is between 25000 - 32000 £ per year.

We will consider applications from people wanting to work either 5, or 4 full days a week, working between 8.30am - 5.30pm. Naturally, for those working 4 days a week the salary, bonuses and holiday entitlement would be adjusted accordingly on a pro-rata basis.

The successful candidate who fulfills this varied role will spend much of each working day visiting properties to undertake various tasks which include:

  • The production of condition inspections to ensure they remain in good condition.
  • Producing reports to evidence and dispatch to the relevant landlord.
  • Compiling detailed reports via bespoke software held on an iPad, which record the overall condition of a property prior to any tenants moving in.
  • Re-visiting the properties midway through an active tenancy to check on the condition, produce a brief report and then dispatch this to the relevant landlord concerned.
  • Discussing with the tenants in occupation any maintenance-based issues that may be evident.
  • Liaising with our Property Managers to ensure maintenance based issues are resolved.
  • Inspecting the property prior to the end of a tenancy to produce a 'check out' report which will again record the general condition of the property at that time just prior to the tenants moving out.
  • Mediating between landlord and tenants regarding any maintenance considered to be beyond fair wear and tear and attempting to agree on a suitable amount of money that the tenants are to contribute to putting things right.
  • Preparing all relevant paperwork and sending this to an independent adjudicator if issues are evident at the end of a tenancy and the landlord and tenants fail to agree on a mutually acceptable compromise.

Previous experience in a similar role within Residential Lettings would be advantageous but not essential, as full training is provided to those retaining the other essential skills described below:

  • A strong attention to detail when inspecting a property and compiling a report.
  • Highly organised and able to manage a busy diary.
  • The ability to prioritise urgent tasks and constantly work to pre-defined deadlines.
  • Excellent communication skills - face to face, orally and electronically.
  • Confident and professional.
  • IT proficient - familiar with MS Office, other general packages, tablets, and other mobile devices.
  • Own car and clean driving license.

Remuneration includes a basic salary of between £25,000 and £27,000 and an overall full-time salary of £28,000 to £32,000, depending on relevant experience. Includes a car allowance and quarterly bonuses.
