Our client is expanding their commercial team out of their Manchester (Rochdale) office. Their Manchester Painting business is flourishing and looking to add another Quantity Surveyor to their small commercial team. They have an established, stable order book of cyclical painting and other varied project-based works for clients including universities, property managers and in social housing, and are set for future growth in the Northwest.
The work is varied, and we would be particularly interested to hear from you if you have experience on site, pricing and dealing with direct labour and subcontractors. They are looking for a Quantity Surveyor who can share in this growth ethos. Honesty, integrity and teamwork will be at the heart of what they do.
Ideally, they are looking for a Quantity Surveyor with experience dealing and working with direct labour teams, time sheets etc. Any background especially in painting, brickwork, plastering, roofing, civils or new builds in terms of QS would work for this role along with tendering, estimating and refurbishments; dealing and working with direct teams is a big tick.
They are looking for an enthusiastic, people-focused Quantity Surveyor to join their dedicated commercial and operational team, who specialise in Painting and Decorating and associated planned refurbishment works. Painting background isn’t essential, but ideally, they are looking for Quantity Surveyor experience dealing and working with direct labour teams.

The main customer base will be Social Housing and Council/Local authority, Housing Associations, so you really need to highlight any experience in these sectors or projects you’ve worked on as this would be beneficial.

As a Quantity Surveyor, you will actively tender, estimate and measure on site and also liaise with direct labour at the client. We can offer a variety of works including established frameworks and core contracts with prestigious clients within the public and residential sector, as well as our services covering retirement living, commercial and education sectors.
Specifically, you will:
- Measure and prepare cost estimates for contracts and tenders, highlighting any commercial risks.
- Prepare cost value reconciliations for contracts, identifying commercial risks and opportunities to ensure correct contract planning from the outset.
- Work closely with the Contracts Manager to ensure productivity labour targets are agreed and issued before contract start, including direct labour incentives where possible.
- Build strong client and supplier relations, ensuring any variations and progress of contracts are discussed and mutual solutions are sought.
- Complete and analyse weekly reporting from site, ensuring it has adequate cost information (including labour rates and performance expectations, budgets, value, progress, quality, and safety).
You will be inquisitive, organised, and honest as well as being a genuine people person who thrives when collaborating with clients, trade teams and immediate colleagues. Fostering a real working together environment, whilst building valued long-term relationships.
Proven experience in a similar estimating and surveying role is required, along with experience of the commercial management of projects from tender and estimation stages through to final account. You should have experience of successfully managing a value of works up to £3 million annually, with an entrepreneurial spirit and a key eye for identifying business opportunities.
