Overview

We are assembling a specialist team of experienced M&E / MEP Asset Surveyors to support a major estate-wide surveying programme across Southwark and Greater London.

This role focuses on visual-only inspection of communal mechanical and electrical systems within residential blocks and district heating networks. The work is structured, methodical and non-intrusive β€” no testing, commissioning, or repair activities are required.

Surveyors are engaged on a deliverables-based contract, with payment made per completed and validated survey. This offers flexibility, clear output expectations, and strong earning potential for competent surveyors.

Scope of Work

Surveyors will carry out structured visual inspections across a defined portfolio of buildings, including:

  • Communal mechanical and electrical systems
  • Central plant rooms and associated equipment
  • District heating systems and distribution assets
  • Electrical risers, switchgear, busbars, and meters
  • Pumps, boilers, HVAC plant and other key M&E components

The work involves:

  • Recording asset condition and observations using standardised survey templates
  • Capturing photographic evidence to support validation
  • Working only in communal areas β€” no access into occupied dwellings
  • Identifying and escalating high-risk defects or safety concerns promptly
  • Uploading survey data for validation in line with programme requirements

This is a highly structured surveying role suited to individuals who can work independently, manage their own workload effectively, and maintain a high standard of accuracy.

What This Role Is Not

To avoid any ambiguity, this position does not involve:

  • Repairs, rectification, or installation work
  • Electrical or mechanical testing and certification
  • Compliance sign-off
  • Intrusive surveys or resident-facing access inside homes

Required Experience

We are looking for surveyors with a strong technical foundation and practical asset knowledge, ideally gained within:

  • Social housing estates
  • Public sector buildings
  • Healthcare estates
  • Education, defence, or commercial facilities

You should have:

  • A solid mechanical and/or electrical services background
  • Demonstrable experience conducting asset, condition or lifecycle surveys
  • Familiarity with plant rooms, risers, switchgear and communal services
  • Confidence working independently across multiple sites
  • Strong attention to detail and accurate data capture skills

Qualifications

  • Recognised Mechanical or Electrical trade qualification (essential)
  • Experience as a Clerk of Works or in commissioning (desirable)
  • Full UK driving licence
  • Valid DBS, or willingness to obtain one prior to mobilisation

Pay & Commercial Model

This is a deliverables-based contract with surveyors paid per validated survey. A full rate card is provided prior to mobilisation.

  • Payment is released only once surveys pass validation
  • Aborted or unvalidated surveys are not chargeable
  • Travel and parking costs are the responsibility of the surveyor unless agreed in advance

This model rewards accuracy, professionalism and consistent delivery quality.
