We’re looking for an experienced Building Regulations Principal Designer to join a growing UK main contractor delivering high-quality residential and mixed-use schemes across London and the South East.
You’ll take full ownership of Building Regulations compliance, from early design through construction, working directly with design, technical, and site teams to make sure projects are compliant, buildable, and protected from risk.

What You’ll Be Doing- Acting as Principal Designer (Building Regulations) across live projects
- Owning compliance across Parts A, B, L, M and Q
- Coordinating architects, engineers, and specialist subcontractor designers
- Managing compliance through design development and late-stage changes
- Liaising with Building Control bodies and fire authorities
- Turning regulations into practical, buildable site solutions
- Maintaining clear audit trails to protect the contractor and the project
This is a hands-on, decision-making role, suited to someone confident operating under programme pressure.
What We’re Looking ForYou’ll bring:
- Proven experience acting as a Building Regulations Principal Designer
- A background in a main contractor or design & build environment
- Confidence working between design and site teams
- A strong understanding of compliance risk during construction
- The ability to challenge designers when required
- Clear, practical communication — no over-engineered solutions
- Design Manager or Technical Manager (Main Contractor)
- Architectural Technologist or Architect with strong site exposure
- Building Control Surveyor with contractor-side experience
- Multidisciplinary consultant closely embedded with site teams
