Our client is a leading international main contractor with an exceptional reputation for delivering some of the world's most complex and technically advanced construction projects. Due to continued growth within their mission-critical division, they are looking to appoint an experienced Commercial Lead to take full commercial responsibility for a landmark new-build hyperscale data centre project in Blyth, Northumberland.

This is a rare opportunity to join a business at the forefront of the global data centre market, leading the commercial delivery of a flagship project from inception through to successful completion. As one of the most senior commercial appointments on the project, you will play a critical role in driving commercial performance, managing risk and ensuring the successful delivery of this major scheme.

The Role

Reporting to the Regional Commercial Director, you will lead the project's commercial function, taking overall responsibility for the commercial strategy and financial performance of the development. Working closely with the Project Director, operational teams, client representatives and key supply chain partners, you will ensure robust commercial governance is maintained throughout the project lifecycle while leading and developing the on-site commercial team.

Key Responsibilities

  • Take overall responsibility for the commercial management of a major hyperscale data centre project.
  • Lead the commercial strategy from pre-construction through to final account.
  • Manage all contractual and commercial matters across the project.
  • Oversee procurement strategies, subcontract awards and supply chain management.
  • Lead cost reporting, forecasting, budgeting and financial performance.
  • Identify, manage and mitigate commercial risks and opportunities.
  • Manage change control, compensation events, claims and final account negotiations.
  • Build and maintain strong relationships with the client, consultants and key subcontractors.
  • Provide leadership, mentoring and support to the commercial team on site.
  • Ensure compliance with company commercial procedures and contractual obligations.

About You

This role requires an experienced commercial leader with a proven track record of delivering complex mission-critical projects for a recognised main contractor.

You will have:

  • Extensive commercial management experience working for an international or Tier 1 main contractor.
  • A strong background leading the commercial delivery of major construction projects.
  • Proven experience managing high-performing commercial teams.
  • Excellent contractual knowledge, including NEC, JCT and other standard forms of contract.
  • Outstanding commercial awareness, leadership and negotiation skills.
  • The ability to build trusted relationships with clients, project teams and supply chain partners.
  • A degree in Quantity Surveying, Commercial Management or a related discipline.
  • Professional membership (MRICS or equivalent) would be advantageous.

Essential Requirements

Due to the nature and complexity of the project, previous hyperscale or mission-critical data centre experience working for a main contractor is essential. Applications from candidates without direct contractor-side data centre experience will not be considered.
