We are supporting a major residential development project in Manchester delivering a 1,000 residential unit scheme, as well as retail and commercial space as part of a neighbourhood regeneration scheme.
The programme includes the construction of multiple high-rise and mid-rise buildings, extensive public realm works, and associated infrastructure over the next couple of years.
This exciting opportunity will see the successful candidate play a pivotal role in commercially managing the project across all stages — from pre-construction cost planning and procurement through to contract administration, cost control, and final account settlement. You’ll work closely with the project team to ensure cost-effective delivery, manage subcontractor pricing and valuations, contribute to commercial reporting, and support value engineering initiatives on a high-profile, large-scale residential build.
The role offers up to £65,000 per year plus benefits.
The Role
- Commercial management of a large-scale residential / mixed-use development
- Managing project costs from pre-construction through to final account
- Preparation and control of budgets, forecasts, and cost reports
- Procurement of subcontractors and suppliers, including tender analysis and negotiation
- Valuation of works, certification of payments, and management of variations
- Monitoring cash flow and ensuring financial performance targets are met
- Supporting value engineering and cost optimisation initiatives
- Working closely with site teams, project managers, and commercial leadership
- Assisting with contractual matters and final account agreements.
About You
- Proven experience working as a Quantity Surveyor within construction or main contracting
- Background in residential or mixed-use projects preferred
- Strong commercial awareness and cost control skills
- Confident managing subcontractor packages and valuations
- Good working knowledge of standard forms of contract
- Excellent communication and stakeholder management skills
- Ability to work autonomously on a complex, fast-paced project.
