A well-established and forward-thinking Surrey-based property developer is seeking an experienced and commercially driven Freelance Senior Quantity Surveyor to support multiple residential and mixed-use schemes across London and the South East. This contract role offers the opportunity to take responsibility for end-to-end commercial management while working flexibly within a dynamic development team. With a strong pipeline of current and upcoming schemes, there is potential for long-term, ongoing work.
The Role
As a Freelance Senior Quantity Surveyor, you will oversee the commercial and financial delivery of several live projects, working alongside the in-house development, design, and delivery teams. You will lead cost planning, procurement, contract administration, and commercial reporting to ensure each scheme is delivered efficiently, profitably, and to the highest standard. This position is ideal for an experienced QS seeking a long-term freelance assignment with a reputable developer and exposure to high-quality, community-led schemes.
Key Responsibilities
- Lead commercial management across live projects from feasibility to final account
- Prepare, update, and manage cost plans, budgets, and financial forecasts
- Manage procurement processes, tendering, and contract negotiations
- Oversee valuations, variations, and final account agreements
- Provide clear and accurate commercial reporting to senior leadership
- Identify value engineering opportunities and support risk mitigation
- Collaborate closely with internal teams to ensure smooth project delivery
About You
- 5+ years’ experience as a Quantity Surveyor (developer, contractor, or consultancy)
- Strong background in residential and mixed-use development
- Proven ability to work independently and manage multiple concurrent schemes
- Degree-qualified in Quantity Surveying or similar (RICS desirable but not essential)
- Excellent analytical, negotiation, and communication skills
- Highly organised, proactive, and commercially focused
- Comfortable working on a freelance / contractor basis (ideally Outside IR35)
