A well-established and forward-thinking Surrey-based property developer is seeking an experienced Freelance Senior Quantity Surveyor to support the commercial delivery of multiple residential and mixed-use projects across Surrey and the South East. This is an excellent opportunity for a capable contractor to step into a senior role and take ownership of key schemes from early stages through to completion.

The Role

As a freelance Senior Quantity Surveyor, you will manage the commercial and financial aspects of several live projects, working closely with internal development, design, and delivery teams. You will take the lead on cost planning, procurement, contract administration, valuations, and reporting to ensure schemes progress efficiently and remain commercially robust. This role offers consistent long-term work, autonomy, and the opportunity to contribute to high-quality developments shaping local communities.

Key Responsibilities

  • Lead commercial management from feasibility to final account on allocated schemes
  • Prepare and manage detailed cost plans, budgets, cashflows, and forecasts
  • Develop procurement strategies, run tenders, and negotiate contracts
  • Oversee valuations, variations, change control, and final account settlement
  • Provide accurate and timely commercial reporting to senior management
  • Identify opportunities for value engineering and commercial optimisation
  • Liaise closely with internal teams, consultants, and contractors

About You

  • 5 years’ experience as a Quantity Surveyor (developer, contractor, or consultancy)
  • Strong background in residential and/or mixed-use projects
  • Proven ability to manage budgets and deliver schemes efficiently
  • Degree-qualified in Quantity Surveying or similar (RICS desirable but not essential)
  • Strong negotiation, communication, and analytical skills
  • Highly organised, proactive, and comfortable managing multiple projects simultaneously
  • Immediately available or available at short notice preferred
