A well-established, forward-thinking property developer is seeking an experienced Freelance Senior Quantity Surveyor to support multiple residential and mixed-use developments across Essex. This is a long-term freelance opportunity offering end-to-end commercial responsibility, flexible working, and exposure to high-quality, community-focused schemes within a strong and growing development pipeline.
The Role
You will take full ownership of the commercial and financial management of several live projects, working closely with the in-house development, design, and delivery teams to ensure projects are delivered efficiently, profitably, and to a high standard.
Key Responsibilities
- Lead commercial management from feasibility through to final account
- Prepare and manage cost plans, budgets, and financial forecasts
- Manage procurement, tendering, and contract negotiations
- Oversee valuations, variations, and final account agreements
- Produce clear, accurate commercial reports for senior stakeholders
- Identify value engineering opportunities and manage commercial risk
- Collaborate closely with internal teams to support smooth project delivery
About You
- 5+ years’ experience as a Quantity Surveyor (developer, contractor, or consultancy)
- Strong background in residential and mixed-use developments
- Proven ability to manage multiple schemes independently
- Degree-qualified in Quantity Surveying or similar (RICS desirable, not essential)
- Commercially astute with excellent negotiation and communication skills
- Comfortable working on a freelance / contractor basis (Outside IR35)
