The predicted salary is between 45000 - 55000 £ per year.

We are seeking an experienced and highly organised Contracts Administrator to join a team of 10+ surveyors on a major new build project which is valued at approximately £400 million. This is a pivotal site-based role responsible for ensuring our contractual obligations are met, commercial risks are effectively managed, and client communications are delivered accurately and within contractual timescales.

Working closely with Commercial, Operations and Design teams, you will provide expert contract administration and commercial support throughout the lifecycle of major construction projects. This role requires exceptional attention to detail, an in-depth knowledge of NEC contracts, and the ability to build strong relationships with both internal stakeholders and clients.

Key Responsibilities:

  • Act as the primary point of contact for all contractual communications, including Early Warnings, Compensation Events, Contractor's Instructions, Quotations and general correspondence.
  • Review, manage and distribute all incoming contractor communications to ensure contractual actions are completed within required timescales.
  • Monitor CEMAR daily, ensuring all communications and contractual notices are issued and responded to in accordance with NEC contract requirements.
  • Manage the Subcontract Performance Measurement process, ensuring reports are completed and submitted within contractual deadlines.
  • Draft and review contractual correspondence, ensuring accuracy, consistency and compliance.
  • Maintain an exceptional working knowledge of NEC contracts, including bespoke subcontract provisions and associated Works Information documentation.
  • Provide contractual advice and guidance to Commercial, Operational and Design teams, escalating commercial risks or contentious matters where appropriate.
  • Maintain Sub-subcontract Approval and CV Approval registers, ensuring compliance with contractual requirements and minimising the risk of disallowed costs.
  • Represent the business at Risk Reduction Meetings, recording and distributing accurate meeting minutes.
  • Ensure high-quality commercial outputs, including valuations, variations and contractual notifications, throughout project delivery.
  • Ensure compliance with the Business Management System, industry regulations and best practice across all commercial activities.
  • Identify, assess and proactively manage commercial risks to protect the company's financial and contractual position.
  • Support value engineering decisions by considering both commercial and safety implications.
  • Undertake additional duties, projects and mandatory training as required.
  • Promote company values, policies and procedures, including Equality, Diversity and Inclusion.
  • Complete a minimum of 12 hours of Continuing Professional Development (CPD) annually.

To be successful in this role, you will have:

  • Significant experience in a Commercial Manager or Commercial Administrator role within the construction industry.
  • Excellent working knowledge of NEC contracts and contract administration.
  • Strong understanding of construction products and installation processes.
  • Proficiency in Microsoft Office applications.
  • Excellent written and verbal communication skills.
  • Strong organisational skills with exceptional attention to detail.
  • Commercial awareness with excellent analytical and problem-solving abilities.
  • The ability to work effectively under pressure and manage multiple priorities.
  • Strong financial and commercial acumen.
  • A collaborative approach with the confidence to influence and advise stakeholders at all levels.
  • Commitment to high ethical standards and company values.

Qualifications

  • Essential: HND or ONC in Construction Studies (or equivalent). Degree in Quantity Surveying or a related discipline. CSCS Card. Associate membership of RICS (or working towards).
  • Desirable: MRICS or MCIOB accreditation.
