We are currently seeking an experienced Commercial Manager to join a leading international contractor delivering a major hyperscale data centre project in the Newcastle area. This is a senior commercial leadership position on a large-scale, high-value data centre development. Reporting to the Regional Commercial Manager, the successful candidate will take responsibility for the overall commercial management of the project, ensuring strong financial performance, effective cost control, risk management, procurement strategy, and commercial governance throughout the project lifecycle.
Data centre experience is advantageous; however, we are also keen to speak with candidates from Tier 1 main contractor backgrounds who have delivered major projects within the industrial, logistics, pharmaceutical, manufacturing, commercial, infrastructure, or mission-critical sectors.
- Lead and develop the project commercial team within a fast-paced construction environment.
- Manage all commercial aspects of a major data centre project from procurement through to final account.
- Implement and maintain robust cost control and financial management processes.
- Prepare and present commercial reports, cost forecasts, cash flow projections, and key performance metrics to senior management.
- Develop procurement strategies to ensure project delivery within programme and budget requirements.
- Manage subcontractor procurement, appointments, contract administration, and commercial performance.
- Identify, manage, and mitigate commercial risks while maximising project opportunities.
- Ensure all commercial documentation, contracts, and records are maintained to the highest standards.
- Build and maintain strong working relationships with clients, consultants, subcontractors, and key stakeholders.
- Oversee payment applications, valuations, certifications, and cash collection processes.
Degree-qualified in Quantity Surveying, Commercial Management, or a related discipline. Typically 10+ years' experience within a commercial management or senior quantity surveying role. Proven experience working for a Tier 1 or major international contractor. Strong commercial and contractual knowledge across large-scale construction projects. Experience managing procurement, subcontractor packages, cost reporting, and financial controls. Data centre experience is preferred but not essential.
