About the Role

The Estates and Assets Manager is a senior role within the Insights and Advisory function, providing strategic oversight of estate and asset intelligence to the client. Working in partnership with the Business Intelligence Manager, the role forms a core component of a client-facing advisory capability, translating estate and asset data into actionable insight, assurance and evidence-based recommendations to support client decision-making on performance, compliance, risk and investment. The role is accountable for ensuring that asset information, lifecycle intelligence and estate performance insight is accurate, assured and aligned to operational delivery and contractual outcomes, supporting compliance with the contract Specification, Technical Question commitments and Capability Readiness Assurance Documents (CRADs). Operating as a strategic interface between operations, assurance and the client, the Estates and Assets Manager ensures that estate intelligence not only supports service delivery but informs long-term estate strategy, optimisation and risk management.

Role Responsibilities:

  • Operate as part of the Insights and Advisory function, alongside the Business Intelligence Manager, providing a strategic capability to the contract and client.
  • Provide client-facing advisory support on estate performance, asset risk, compliance and lifecycle planning.
  • Translate operational activity and data into strategic insight and intelligence to support decision-making.
  • Support the Quality, Risk and Governance Manager by providing validated asset intelligence, audit evidence and risk insight.
  • Contribute to a balanced contract leadership model across delivery, assurance and insight.

Strategic Estate Insight & Client Advisory

  • Provide expert advice to the client on estate performance, asset risk, compliance and lifecycle strategy.
  • Translate asset and estate data into clear, structured insight, trends and actionable recommendations.
  • Support development of estate strategies, investment priorities and optimisation initiatives.
  • Present asset intelligence outputs within client governance and performance forums.

Integrated Insight with Business Intelligence

  • Work in partnership with the Business Intelligence Manager to align asset data, reporting and analytical outputs.
  • Ensure asset intelligence is integrated into dashboards, reporting packs and performance metrics.
  • Support development of combined insight products covering performance, cost, compliance and risk.
  • Contribute to development of advanced analytics, including predictive risk modelling, lifecycle forecasting and performance trends.

Asset Intelligence & Evidence Authority

  • Own the integrity and translation of asset data into assured, audit-ready intelligence.
  • Ensure traceability between asset records, maintenance activity, compliance outcomes and contractual performance.
  • Provide authoritative asset evidence to support CRAD submissions, audits, inspections and client reviews.
  • Maintain confidence that asset-related contractual obligations are being demonstrably delivered.

Mobilisation & Transition to BAU

  • Lead establishment of asset intelligence capability during mobilisation, aligned to CRAD and mobilisation requirements.
  • Ensure asset data, structures and systems are configured to support reporting, assurance and decision-making from contract commencement.
  • Support mobilisation evidence development and readiness assurance activities.
  • Maintain continuity of asset intelligence through transition into steady-state delivery.

Lifecycle & Performance Insight

  • Oversee development of lifecycle intelligence supporting asset condition, performance and investment planning.
  • Provide insight into asset reliability, risk and performance trends to support operational and strategic decisions.
  • Enable optimisation of maintenance strategies and asset interventions through data-led analysis.

Supporting Delivery & Assurance

  • Provide asset insight to support operational teams in improving service delivery performance.
  • Provide asset-related data and evidence to support governance, audit and risk management activities.
  • Act as subject matter expert for estate and asset intelligence across KBR, client and supply chain partners.

Continuous Improvement & Innovation

  • Identify opportunities to enhance asset intelligence, reporting and analytical capability.
  • Support implementation of digital tools, automation and innovation aligned to Estates Intelligence capability.
  • Drive continuous improvement aligned to contractual obligations and client outcomes.

Experience Required:

  • Significant experience in estate or asset management leadership roles within complex, multi-site or public sector environments.
  • Demonstrable experience supporting mobilisation and transition of complex service delivery contracts.
  • Strong experience in asset data governance, CAFM systems and estate intelligence management.
  • Experience working with assurance frameworks, audit environments and evidence management.
  • Proven ability to translate technical or operational data into insight for senior stakeholders and client decision-making.
  • Experience in government or regulated estate environments (Desirable).
  • Experience working within data-driven or analytics-led service models (Desirable).

Technical Skills Required:

  • Strong understanding of asset management principles, lifecycle planning and compliance requirements.
  • Knowledge of mobilisation, readiness and assurance frameworks (e.g. CRADs, ORR or equivalent).
  • Experience with CAFM systems, asset registers and data governance frameworks.
  • Strong analytical capability, including data interpretation, trend analysis and reporting.
  • Ability to convert contractual, technical and operational requirements into meaningful insight outputs.
  • High standard of written and verbal communication, including client-facing reports and presentations.

Qualifications Required:

  • Degree or equivalent experience in Asset Management, Facilities Management, Built Environment, Property/Estates Management or related discipline.
  • Demonstrable experience in asset management, estate intelligence or data-driven estate environments.
  • Chartered or working toward professional membership (e.g. RICS, IAM, IWFM) (Desirable).
  • Professional accreditation in asset management or estates discipline (Desirable).
  • Experience of working within public sector or regulated contract environments (Desirable).
  • Knowledge of assurance frameworks such as CRADs, ORR or equivalent (Desirable).

This is a hybrid role with flexible working practices. The successful candidate will be required to routinely attend our Leatherhead HQ and Swindon National Service Hub, also client sites across the UK when required.
