Team Leader – Property Management Location: Office-based (80%) with some site visits (20%) Salary: £40,000 – £55,000 per annum Bonus: Annual KPI bonus Join a Growing, High-Performance Property Management Team My client, a growing property maintenance & management company are looking for an experienced and motivated Team Leader to oversee a team of Property Managers handling residential portfolios, including high-quality HMOs and short-let/Airbnb-style properties. You’ll play a hands-on leadership role—guiding, mentoring, and supporting the team while also managing your own portfolio of properties. This is an exciting opportunity for a strong people manager with extensive property experience who can take initiative, solve complex challenges, and drive team performance across a growing business. Key Responsibilities: * Manage and support a team of 5–8 Property Managers, each with their own residential portfolio * Oversee a personal portfolio (approx. 25% of role) * Act as the first point of contact for complaints, ensuring rapid and effective resolution * Monitor team and property performance—identify areas falling below standard and implement corrective action * Ensure adherence to internal processes and high standards across all properties * Deliver one-to-one support, appraisals, and training for new and existing team members * Guide and mentor the team, offering constructive feedback and encouraging professional growth * Drive operational improvements, particularly where properties are slow to let or performance is lagging * Collaborate with the wider business to maintain quality standards across all units What We’re Looking For: * Proven experience in a similar senior property management or team leadership role * Background in managing large residential portfolios, including HMOs or short-let/Airbnb-style properties – residential experience is essential * Strong knowledge of tenancy management, property standards, and compliance * Hands-on experience dealing with property challenges inside flats—not just communal areas * Comfortable making decisions, solving problems, and leading from the front * Excellent interpersonal, mentoring, and organisational skills * Ability to provide structure, support, and accountability within a growing team What’s on offer:- * Hours are Monday to Friday 9.15 – 5.30 pm * Discretionary bonus (not guaranteed) * Free on-site parking * Mileage claim for work purposes * Extensive career progression
