We are currently recruiting for a Property Surveyor on behalf of a leading London-based organisation with a significant residential and supported housing portfolio. This is a great opportunity for an experienced property surveyor to play a key role in the delivery of major works, planned and cyclical programmes, asset investment and property compliance.
The Role
Reporting to the Head of Asset Investment and Programmes, you will provide technical surveying expertise across the property portfolio and support the delivery of the organisation's asset investment programme. Key responsibilities include:
- Undertaking detailed stock condition surveys and property inspections
- Producing reports to maintain and improve asset management information
- Supporting Major Works, Planned and Cyclical programmes
- Preparing works specifications for tender
- Carrying out works inspections and managing contractors on-site
- Managing works contracts, Contract Instructions, variations and valuations
- Managing consultants and Employer's Agents where required
- Ensuring building safety, statutory and regulatory requirements are addressed
- Supporting the development and refinement of the 5-year Asset Investment Delivery Plan
- Developing and managing cyclical decorations programmes
- Following through recommendations arising from FRAs, stock condition surveys and HHSRS inspections
- Undertaking HHSRS inspections and producing recommendations/status reports
- Maintaining accurate asset management and compliance records
- Supporting internal and external audit reporting
- Deputising for the Planned and Cyclical Manager when required
About You
We are looking for a technically capable property professional with experience across residential property and planned works. Ideally, you will have:
- Strong property surveying and inspection experience
- Experience undertaking stock condition surveys
- Experience delivering Major Works, Planned and/or Cyclical programmes
- Experience preparing specifications and managing works on-site
- Experience managing contractors and works contracts
- Good understanding of building safety and property compliance
- Knowledge of HHSRS and residential property standards
- Strong contract, project and financial management skills
- Excellent communication and stakeholder management abilities
- Experience within social, affordable or supported housing would be advantageous
The role involves regular travel across the organisation's London property portfolio, with some homeworking. Occasional out-of-hours attendance may be required in the event of a serious emergency.
