Job Overview
The Land Director will be responsible for sourcing and securing land opportunities for new care home developments across the region. The role will take ownership of the acquisition process from initial identification through to legal completion, ensuring thorough due diligence, robust planning strategy and strong commercial alignment. This individual will play a key role in strengthening Kara Healthcare’s development pipeline and supporting the organisation’s long-term growth strategy.
Key Responsibilities
- Identify new development opportunities
- Build and maintain strong relationships with landowners, agents, planning consultants and local authorities
- Undertake site appraisals including planning risk assessments, and demographic and demand analysis
- Negotiate land terms including options, promotion agreements and conditional contracts
- Manage the acquisition process from initial enquiry through to exchange and completion
- Support and contribute to planning applications and appeals
- Coordinate viability appraisals and agree land values with landowners and agents
- Maintain regular and transparent communication with landowners and stakeholders throughout the process
- Work collaboratively with technical, commercial and operational teams
- Represent Kara Healthcare at community engagement events and stakeholder meetings
- Ensure compliance with Group governance, policies and procedures
About You
You are a commercially driven and relationship-focused land professional with the ability to operate independently and deliver results. You will demonstrate:
- Proven experience in a Land Director role
- Strong understanding of the planning system at both local and national levels
- Experience promoting land through the planning process
- Familiarity with legal and contractual aspects of land acquisition
- Strong regional market knowledge
- Excellent negotiation and influencing skills
- Ability to take ownership of projects and work on your own initiative
- Confidence in building and maintaining an extensive professional network
- Resilience and credibility in a fast-paced, target-driven environment
Requirements
- Experience within residential development, healthcare development or a comparable sector
- Strong commercial awareness and ability to assess development risk
- Full UK driving licence
- Willingness to travel across the region as required
