Are you a Building Manager who takes ownership and has the experience in managing the day-to-day operation of a commercial building? We are recruiting for a Building Manager for our building located in King’s Cross, part of the London Knowledge Quarter. Kadans owns and operates a purpose-built life sciences building combining GMP manufacturing, laboratory and office space. The building supports organisations working in regulated and research-intensive environments where reliability, safety, and continuity are critical.
As Building Manager, you ensure the building performs at a consistently high standard while maintaining strong tenant relationships and clear oversight of operational costs. You are a visible and trusted presence on site, confident making decisions independently and taking responsibility from day one. The role combines operational control with close collaboration across tenants, suppliers, and internal teams. You oversee daily performance, coordinate fit-outs and continuously improve service delivery, so the building supports both technical requirements and tenant satisfaction.
About the role
- You are responsible for the operational management and overall performance of the building, including hard and soft services.
- You manage and hold external service providers accountable, ensuring performance against agreed KPIs and consistent service standards are met.
- You act as the primary operational point of contact for tenants, building professional relationships and addressing matters proactively, and support the commercial team during and after the leasing phase.
- You collaborate with development and tenant fit-out teams to ensure works are delivered safely, efficiently and in line with building standards.
- You line manage the Laboratory Tech/Manager and support the reliable and compliant operation of shared laboratory facilities, including gases and waste streams.
- You monitor the building management system, ensuring timely follow-up on faults and prioritising issues appropriately within a regulated environment.
- You ensure compliance with health and safety legislation and contribute confidently to tenant meetings where operational and performance matters are discussed.
- You have full control and responsibility of the service charge budget and support with the reconciliation process.
Where you will work
The role is based on site full time at Mayde in King’s Cross, London. Daily on-site presence is essential given the technical complexity of the building and the close collaboration required with tenants operating in regulated laboratory environments. Mayde is a technically advanced life sciences building with GMP facilities, laboratories and office space under one roof. The building includes air source heat pumps, heating and cooling dedicated plant, advanced air handling units and 24-hour security. The position sits within the property management team and reports directly to the Senior Operations Lead. A high level of operational ownership and independence is expected.
What we ask of you
- Proven experience in building or facilities management within commercial real estate, with at least four years in a comparable operational role.
- Desirable experience working in technically complex buildings, preferably laboratories, GMP facilities or other regulated life sciences environments.
- Strong knowledge of hard and soft services, with proven experience managing contractors independently.
- Experience supporting service charge management and operational cost control.
- IOSH or NEBOSH certification is preferred, or willingness to obtain this.
- Confident stakeholder manager with clear communication skills and the ability to work autonomously.
- A structured, hands-on approach and flexibility outside standard working hours when required.
