Assistant Building Surveyor — Commercial Property Portfolio
I am supporting an exciting position for an Assistant Building Surveyor who can hold both sides of the role: strategic support to the client, and hands‑on involvement on site.
The role
As Assistant Building Surveyor, you'll support the primary relationship owner for the client while carrying direct responsibility for day‑to‑day property operations, customer experience and coordination across a commercial portfolio.
What you'll do
- Support asset strategy alongside the client's asset manager, translating their drivers into clear direction for the wider team
- Assist on customer experience — enquiries, service requests, feedback — and spot opportunities to improve amenity, services and programming
- Help prepare and manage service charge budgets and reconciliations in line with RICS standards and client KPIs
- Support oversight of financial trackers, utility recharges, turnover, commercialisation and supplier payments
- Assist with lease compliance, customer applications, alienation and alterations, working with legal and building surveying advisers as needed
- Support statutory compliance, risk actions, H&S inspections, accident reporting, permits‑to‑work and ISO14001 compliance
- Help deliver ESG initiatives aligned to the client's sustainability strategy, including reporting, risk assessments and asset sustainability plans
- Attend framework partner meetings and support oversight of PPM works, reactive maintenance, quotes and work orders within delegated authority
- Conduct property inspections and report via Vision, maintaining presentation standards across sites
- Support transitions, due diligence, disposals and acquisitions, including Readiness for Sale packs
- Assist with insurance requirements, claims and on‑site activities including accident records and CCTV
- Make full use of the technology stack available — Yardi, Riskwise, Prism, Deepki and workflow systems
What the client is looking for
- Knowledge of commercial property management across diverse asset types, with a grasp of building systems, maintenance planning and facilities management
- Understanding of property risk management and portfolio planning principles
- Working knowledge of RICS standards, applied to complex situations
- Sound understanding of regulatory and compliance frameworks, including health and safety legislation
- Familiarity with sustainability standards, ESG implementation and reporting
- A trusted adviser to clients, with the commercial acumen to balance service quality and profitability
- Collaborative and resilient under pressure, with exceptional attention to detail
- Keen to spot growth opportunities and solve operational problems
- Accountable for performance and outcomes, and always acting with integrity
- Predominantly site based, with strong occupier visibility.
