We are currently seeking a site-based Project Manager to join our growing construction team in the Northeast, supporting a strong and expanding pipeline of retail projects. This is an exciting opportunity for an experienced Project Manager with a background in retail new build and refurbishment, or a Senior Site Manager ready to step up into a full Project Management role.
You will work closely with the Site Manager, who will retain responsibility for Health & Safety, while you focus on managing subcontractors, driving program delivery, maintaining quality standards, and ensuring smooth day-to-day site operations.
The Role
As Project Manager, you will take responsibility for the successful delivery of projects from inception through to completion. You will manage subcontractors, oversee site activity, ensure programme compliance, and support the Site Manager in maintaining an efficient, well-coordinated and productive site environment. You will act as a key link between site teams, the Contracts Manager, and the wider management team, ensuring communication, quality and performance standards are always upheld.
Key Responsibilities
- Manage week-to-week site operations and deliver projects from initial site set-up through to demobilisation and handover.
- Monitor and direct subcontractor activities to ensure works are completed safely, on time and to specification.
- Read, interpret and implement construction programmes, drawings, and technical specifications accurately.
- Use construction programmes as a delivery management tool to drive progress and identify risks or delays.
- Lead and control site activities throughout the construction phase, maintaining discipline and organisation on site.
- Hold pre-start and progress meetings with subcontractors to ensure works remain aligned with the agreed programme.
- Support the Site Manager and maintain a clear understanding of individual roles and responsibilities across the site team.
- Ensure daily briefings, toolbox talks and hazard discussions are conducted and recorded within the site diary.
- Maintain strong communication with the management team and client representatives at all stages of the project.
- Build and maintain professional relationships with clients, consultants, building control, design teams and site neighbours.
- Maintain a full understanding of design details and specifications and communicate this effectively to subcontractors.
- Demonstrate strong commercial awareness while working collaboratively with the Quantity Surveyor, who holds overall financial responsibility.
- Identify opportunities to reduce waste, improve efficiency and control costs on site.
- Ensure compliance with statutory requirements, including CDM, Building Control, Planning and relevant site regulations.
- Implement and uphold the company's Quality Assurance procedures and promote high standards of workmanship.
- Provide strong leadership and coordination to subcontractors, site operatives, and visitors.
- Take personal responsibility for achieving project outcomes and resolving site challenges proactively.
About You
- Proven experience as a Project Manager within retail construction, specifically new build, and refurbishment projects.
- OR you are a Senior Site Manager with strong leadership and delivery experience, ready to progress into a Project Management role.
- Strong knowledge of construction processes, sequencing, and subcontractor management.
- Excellent organisational and communication skills.
- Commercially aware with the ability to balance time, cost, and quality.
- Confident decision-maker with a proactive and solution-focused approach.
- Ability to work effectively in a fast-paced, site-based environment.
