Job Description: Property Management Specialist
This role involves providing comprehensive corporate property management services to our primarily blue-chip client base. The main goal is to add value to clients\’ property portfolios through practical and strategic management. Responsibilities include:
- Managing rent reviews, lease expiries, and break options
- Data management and reporting
- Conducting portfolio audits and property inspections
- Handling Property Management Finance (PMF), including rent, service charge, and insurance payments and collections
- Auditing and challenging service charge bills
- Liaising with landlords and managing leasehold matters, including consents and disputes
- Managing tenants to maximize income and minimize liabilities from surplus space
- Budgeting and forecasting
- Providing advice on portfolio improvement and investment opportunities
- Managing property disposals and acquisitions
- Formulating and reviewing strategies
- Proactively identifying added value opportunities, such as lease re-gears
- Offering general property advice, including legislation and notices
- Reporting and coordinating with client departments and other advisors, such as legal, finance, and maintenance teams
Candidate Profile
- MRICS qualification with relevant commercial surveying experience
- Strong interpersonal skills, including rapport building, active listening, questioning, and summarizing
- Experience in client engagement and delivering excellent client care
- Solid technical surveying skills; experience in the leisure/retail sector is desirable
- Commercial awareness and insight
- Excellent planning and prioritization skills
- High flexibility to switch between tasks without loss of productivity and adapt to unexpected changes
- Results-driven attitude to maintain momentum and complete tasks efficiently
- Ability to leverage knowledge to identify and develop client opportunities
