The Opportunity
An opportunity has arisen for a Building Surveyor with strong dilapidations experience to join the business in a client side capacity. This role will sit closely with the asset management function, taking ownership of technical dilapidations matters across a predominantly retail portfolio, while supporting wider building surveying and asset initiatives. You will play a key role in ensuring assets are protected, liabilities are minimised, and value is maximised at lease events.
Key Responsibilities
- Dilapidations (Core Focus)
- Lead on the preparation, review and negotiation of dilapidations claims across the portfolio
- Advise on terminal schedules, interim claims and strategic lease event planning
- Instruct and manage external consultants where required
- Ensure claims are technically robust and commercially optimised
- Building Surveying
- Provide technical advice across the portfolio on building condition and risk
- Undertake and oversee inspections, defect analysis and reporting
- Support on planned maintenance and lifecycle considerations
- Contribute to asset level decision making from a technical perspective
- Lease Events & Asset Support
- Work closely with Asset Managers on lease expiries, break options and refurbishments
- Support repositioning strategies through technical input
- Assist in reducing liability and improving outcomes on tenant exits
- Stakeholder Management
- Liaise with tenants, agents, legal advisors and consultants
- Work collaboratively with internal asset and property management teams
- Act as the technical lead on dilapidations matters
Candidate Requirements
- Proven experience as a Building Surveyor with a strong dilapidations background
- Experience within either consultancy or client side environments
- Good understanding of landlord and tenant matters
- Ideally MRICS qualified (or working towards)
- Experience across retail property would be advantageous
- Strong report writing and negotiation skills
- Commercial awareness with the ability to balance technical and financial outcomes
