An award-winning office design and build consultancy is looking to appoint a Senior Commercial Manager to play a key role in the continued growth of its London business. This is a senior pre-construction leadership role, reporting directly into the Managing Director, with responsibility for shaping commercial strategy across complex Cat A and Cat B office fit out projects, mentoring Commercial Managers, and protecting profitability from pitch through to handover.
With a clear ambition to double the business over the next five years, this role offers genuine influence, autonomy, and progression.
The role
You will lead the commercial function during the pre-construction phase on higher value and strategically important projects, typically £2m+. You will be heavily involved in pitch strategy, cost planning, supply chain engagement, and client presentations, while also supporting wider business unit performance and GP.
Key Responsibilities
- Lead and contribute strategically to client pitches and bids
- Interpret client briefs and develop robust works cost plans
- Coordinate design, sales, and supply chain teams to align cost and design intent
- Manage tendering, contractor analysis, and rate negotiation
- Produce detailed cost breakdowns and pre-contract documentation
- Present commercial proposals and cost plans to clients
- Manage RFIs, procurement schedules, and long-lead items post appointment
- Oversee contract preparation alongside internal legal support
- Ensure full and accurate handover to Project Managers
- Maintain high standards of health and safety, CDM, and regulatory compliance
- Support and mentor Commercial Managers within the business unit
- Take responsibility for business unit gross profit performance
- Assist with forecasting, cash flow planning, and commercial strategy
About you
- Minimum 5 years experience in D&B office fit outs
- Strong background delivering Cat A and Cat B commercial projects
- Experience on projects valued £2m+
- Commercially astute with strong negotiation skills
- Confident presenting to clients and leading pitch processes
- Strong understanding of MEP at a commercial level
- Comfortable managing complexity across refurbishments, structural works, and staged projects
- A natural leader who enjoys developing others
