As a Block Property Manager, you will take responsibility for the day-to-day management of a portfolio of residential properties, ensuring they are maintained to the highest standards and that residents needs are met efficiently. This is a role that requires excellent communication, organisational, and problem-solving skills, with a proactive approach to managing properties and resolving issues., * Manage a portfolio of residential blocks, ensuring all properties are well-maintained and compliant with relevant regulations.

Act as the primary point of contact for residents, leaseholders, and freeholders, addressing queries and concerns professionally.

Oversee service charge budgets, ensuring accurate preparation, monitoring, and reporting.

Arrange and oversee maintenance, repairs, and major works, liaising with contractors and ensuring timely completion.

Conduct regular site visits to assess the condition of properties and identify any necessary actions.

Manage compliance with health and safety regulations, including fire safety and risk assessments.

Coordinate annual general meetings (AGMs) and work with residents associations to address community needs.

Ensure accurate record-keeping and documentation for all managed properties.

Proven experience in block property management or a similar role.

Strong knowledge of property law, leases, service charges, and relevant regulations.

Excellent communication and interpersonal skills, with the ability to build strong relationships with stakeholders.

Highly organized with the ability to manage multiple priorities and deadlines.

Proficiency in property management software (e.g., QUBE, MRI) and Microsoft Office Suite.

Professional qualifications such as IRPM (Institute of Residential Property Management) are advantageous but not essential.

To have knowledge of the ARMA practice standards, RICS Service Charge Management code.
