As a Block Property Manager, you will take responsibility for the day-to-day management of a portfolio of residential properties, ensuring they are maintained to the highest standards and that residents needs are met efficiently. This is a role that requires excellent communication, organisational, and problem-solving skills, with a proactive approach to managing properties and resolving issues., * Manage a portfolio of residential blocks, ensuring all properties are well-maintained and compliant with relevant regulations.

  • Act as the primary point of contact for residents, leaseholders, and freeholders, addressing queries and concerns professionally.

  • Oversee service charge budgets, ensuring accurate preparation, monitoring, and reporting.

  • Arrange and oversee maintenance, repairs, and major works, liaising with contractors and ensuring timely completion.

  • Conduct regular site visits to assess the condition of properties and identify any necessary actions.

  • Manage compliance with health and safety regulations, including fire safety and risk assessments.

  • Coordinate annual general meetings (AGMs) and work with residents associations to address community needs.

  • Ensure accurate record-keeping and documentation for all managed properties.

  • Proven experience in block property management or a similar role.

  • Strong knowledge of property law, leases, service charges, and relevant regulations.

  • Excellent communication and interpersonal skills, with the ability to build strong relationships with stakeholders.

  • Highly organized with the ability to manage multiple priorities and deadlines.

  • Proficiency in property management software (e.g., QUBE, MRI) and Microsoft Office Suite.

  • Professional qualifications such as IRPM (Institute of Residential Property Management) are advantageous but not essential.

  • To have knowledge of the ARMA practice standards, RICS Service Charge Management code.
