About Innes England

Innes England is an award-winning, independent commercial property consultancy with a 25+ year track record of delivering trusted advice across the Midlands. Founded in 1991, the firm has grown from its East Midlands roots into a genuinely regional consultancy, with offices in Birmingham, Derby, Leicester and Nottingham. Innes England has built its reputation on long-term client relationships, deep local market knowledge, and consistency of advice. This is reflected by an established stream of repeat and referred work across a broad and diverse client base, from private individuals through to PLCs.

The business operates across five integrated service lines:

  • Agency & Development: Advising landlords, investors and developers on the letting, acquisition and disposal of commercial property across the Midlands industrial, office and retail markets.
  • Investment Consultancy: Advising institutional and private investors on acquisitions and disposals across all commercial sectors, underpinned by market-leading transactional data.
  • Building Consultancy: Providing project management, dilapidations, and building surveying advice across the full commercial property lifecycle.
  • Professional Services: Delivering landlord and tenant advisory and RICS Registered Valuation services across a wide range of purposes, including funding, accounting and dispute resolution.
  • Property & Asset Management: Managing rent collection, service charges, asset performance and day-to-day property management on behalf of landlords and investors.

Career Progression

Innes England has also had a strong recent run of client wins. Career progression here is actively encouraged, celebrated and consistent. It's genuinely easy to be visible within the business and recognised for good work, and there are real, demonstrated pathways to progress rather than vague promises. For a candidate joining now, this translates into real, near-term opportunity to progress quickly in a growing business, rather than waiting years for a step up.

A Rare Opportunity

This is an opportunity to join a well-established Building Surveying team with a substantial and consistent pipeline of instructions already in place. The successful candidate will step into active project delivery from day one, with no expectation to generate new business; the priority is delivery, not origination. The role can flex to suit a range of experience levels, from Chartered Surveyor through to Associate Director, broadly in line with the existing team range from one year post-qualification upwards. Innes England is prioritising quality of candidate and attitude to work over a specific level of seniority.

The Role & Ideal Candidate

This is a role with scope for further development. The incoming Chartered Building Surveyor will be responsible for managing a live caseload within the building surveying team, with support from senior colleagues and the wider team.

Core Responsibilities:

  • Dilapidations, acting for both landlords and tenants
  • Preparation of schedules of condition and condition surveys
  • Project management, specification and procurement
  • Development monitoring
  • Party wall matters
  • Technical due diligence
  • Contract administration
  • Direct client interaction and reporting

Key Highlights:

  • Immediate involvement in live instructions, backed by a substantial and consistent pipeline of work
  • Genuine breadth across all mainstream commercial sectors, retail, office and industrial, with no narrow specialism
  • Exposure to major occupiers and landlords with significant national portfolios
  • Works closely alongside the firm's Professional Services and Property & Asset Management teams
  • Based primarily from the Nottingham office, where the Managing Director and Head of Department are also based, with hybrid working available

The Ideal Candidate

Innes England is seeking an RICS-qualified Building Surveyor at Surveyor, Senior Surveyor or Associate Director level, from one year post-qualification upwards. As above, the priority is quality of candidate and attitude to work, rather than a specific level of seniority.

  • MRICS qualified
  • Commercial building surveying experience across a range of disciplines
  • Solid grounding in dilapidations, acting on both landlord and tenant instructions
  • Experience preparing schedules of condition and carrying out condition surveys
  • Involvement in project management, specification, tender procurement and contract administration
  • Comfortable working independently and managing own workload without close supervision
  • Strong written and verbal communication skills
  • Full UK driving licence

Most importantly, the individual will demonstrate:

  • A commercially minded, ownership-focused approach to instructions
  • The confidence to manage a caseload independently, with senior support available where needed
  • Strong client-facing communication across a broad client base
  • A collaborative, team-oriented mindset

  • An integrated service offering, giving L&T work the benefit of live agency, valuation and investment market intelligence
  • Transparent, contractual bonus structure with strong recent performer outcomes
  • A collaborative team culture, with senior support genuinely available rather than nominal

Leadership & Culture

The Building Surveying function is based primarily in the Nottingham office, with the Managing Director and Head of Department both usually based there, providing direct access to senior leadership day-to-day.
