Lease Advisory Director

The Opportunity

Avison Young is looking to appoint a Director within its Lease Advisory team in Bristol, offering an excellent opportunity for an experienced property professional to play a key role in the continued growth of the business across the South West.

This is a senior position suited to an established Lease Advisory professional with a strong track record in commercial property, an existing network of client relationships and the ability to identify and develop new business opportunities. The successful candidate will work with a diverse client base, advising landlords, investors, occupiers and property owners on lease events, rent reviews, lease renewals and wider asset management strategies.

The role offers the opportunity to take ownership of client relationships, lead on complex instructions and contribute to the strategic development of the wider Lease Advisory offering, while working alongside colleagues across the wider commercial property business.

Key Responsibilities

• Lead and deliver a broad range of lease advisory instructions across the commercial property market, including rent reviews, lease renewals, lease restructuring and lease consultancy.
• Advise landlord, investor, occupier and corporate clients on lease events, rental negotiations and asset management strategies.
• Manage complex instructions, providing commercially focused advice and achieving strong outcomes for clients.
• Develop and maintain long term client relationships, identifying opportunities to grow existing accounts and secure new instructions.
• Drive business development activity across Bristol, the South West and the wider regional market.
• Build relationships with key decision makers, including property owners, investors, asset managers, occupiers and professional advisers.
• Collaborate with colleagues across Agency, Investment, Valuation and Property Management to identify cross service opportunities.
• Support the continued growth and profile of the Lease Advisory team, contributing to business planning, market strategy and revenue generation.
• Provide leadership, technical guidance and mentoring to junior colleagues, supporting their professional development and the delivery of high quality client service.
• Maintain a strong understanding of regional market conditions, rental trends, lease legislation and wider commercial property developments.

Candidate Requirements

• MRICS qualified, with substantial experience in commercial Lease Advisory.
• Proven track record of delivering rent reviews, lease renewals and other lease consultancy instructions.
• Strong technical knowledge of commercial lease structures, landlord and tenant legislation and negotiation strategies.
• An established network of client relationships across the Bristol and South West commercial property market would be advantageous.
• Demonstrable business development capability, with the confidence to originate new instructions and develop existing client accounts.
• Experience managing complex instructions and delivering commercially effective advice.
• Strong leadership and relationship management skills, with the ability to influence clients and collaborate effectively with colleagues.
• Commercially minded, proactive and ambitious, with the ability to contribute to the strategic growth of a regional business.
