About the Role

This is an opportunity to join a leading independent commercial property management consultancy and take responsibility for a diverse portfolio of commercial, industrial and retail properties.

You'll manage the day-to-day operation of the portfolio while working closely with institutional fund management clients, landlords, tenants and internal specialist teams. The role combines hands-on property management with client reporting, service charge management, lease-related matters and advice around asset performance and value enhancement.

You'll also support more junior members of the team, including Property Managers, Graduates and Apprentices, making this a strong opportunity for someone looking to develop both their client-facing and leadership experience.

Key Responsibilities

  • Manage the day-to-day operation of a portfolio of commercial, industrial and retail properties.
  • Build and maintain strong relationships with clients, tenants and key stakeholders.
  • Prepare quarterly, annual and ad-hoc client reports.
  • Oversee rental income, tenant indebtedness and other property-related income.
  • Prepare and manage service charge budgets and monitor expenditure.
  • Ensure tenants comply with relevant lease obligations.
  • Undertake and arrange regular property inspections.
  • Oversee common services provided across managed properties.
  • Support rent reviews, lease renewals, lettings and value enhancement initiatives.
  • Assist with property acquisitions and disposals where required.
  • Deal with tenant applications for assignments, subletting and alterations.
  • Work closely with Property Accounts to ensure accurate financial reporting.
  • Liaise with wider specialist teams including Building Surveying, Sustainability and other professional services.
  • Support and mentor junior members of the property management team.

About You

  • Previous experience managing commercial property portfolios.
  • Good knowledge of landlord and tenant matters.
  • Experience managing service charge budgets and expenditure.
  • Strong understanding of rent collection, arrears and lease obligations.
  • Experience preparing professional client reports.
  • Strong client-facing and stakeholder-management skills.
  • Excellent communication and organisational skills.
  • Proactive, practical and commercially minded approach.
  • Comfortable managing multiple properties and competing priorities.

Desirable Experience

  • MRICS preferred.
  • Experience working with institutional or fund management clients.
  • Experience across retail, industrial and office properties.
  • Knowledge of rent reviews, lease renewals and asset enhancement.
  • Experience with acquisitions, disposals or tenant consent applications.
  • Experience supporting or mentoring Graduates and Apprentices.
