JLL UK Property Management - Royal London Property DeliveryAsset Experience Services - Operations Team MemberAbout the RoleAs an Asset Experience Services Team Member within JLL's Royal London Property Delivery team, you will provide essential health & safety and operational support services to Asset Experience Managers across Royal London managed assets. This role focuses on delivering specialised H&S compliance support and building operations functions that enable Asset Experience Managers to deliver best in class occupier service, maintain exceptional client delivery while ensuring operational efficiency and safety compliance across the Royal London portfolio.Reporting Structure - Reports to the Asset Experience Services leadership team with matrix support relationships to Asset Experience Managers across the Royal London portfolio.Key ResponsibilitiesHealth & Safety Management• Support Asset Experience Managers to understand H&S legislation as it affects property management.• Support Asset Experience Managers to implement compliance measures across managed properties.• Manage risk actions and maintain risk registers with and on behalf of Asset Experience Managers.• Coordinate statutory compliance management activities and inspections.• Maintain and update Asset Sustainability Plans in conjunction with Asset Experience Managers.• Coordinate Risk Assessments with preferred suppliers.• Support Audit compliance including ISO14001/LRQA audits.Supplier Management• Support expenditure management including purchase order raising and invoice first approval.• Manage initial invoice queries and debt management, escalating to Asset Experience Managers as required.• Coordinate meter readings and monitoring in conjunction with utility consultants andframework partners.• Prepare quotes and work orders on the instruction of the Asset Experience Managers.• Support implementation of scope of service contract variations.• Works Management• Support property team on work orders, contracts, and site access coordination.• Liaise with contractors on operational matters.• ESG Support• Support property specific team and SMEs on EPC management.• Assist with sustainability reporting and data collection.Data Management• Maintain current property records, data & information.• Support preparation of operational reports.General Support Functions• Provide information gathering and preparation for client reports.• Support property transitions and operational handovers.• Coordinate information for audits and inspections.Skills & QualificationsTechnical Knowledge• Understanding of H&S legislation applicable to property management• Knowledge of statutory compliance requirements for commercial properties• Familiarity with permit-to-work systems and risk assessment methodologies• Experience with property management software platforms• Proficiency in Microsoft Office applications, particularly Excel, Word and Outlook• Understanding of building services and maintenance operations• Knowledge of ISO14001 and quality management systems• Awareness of ESG and sustainability requirements in property management• Ability to manage multiple priorities and deadlines effectively• Clear written and verbal communication skills• Data analysis and reporting capabilitiesPersonal Attributes• Proactive approach to anticipating team needs and addressing issues• Strong attention to detail, particularly regarding safety and compliance matters• Adaptability to changing priorities and workload fluctuations• Customer service mindset when dealing with internal and external stakeholders• Collaborative team player who supports colleagues effectively• Discretion when handling confidential or sensitive safety information• Resilience under pressure during busy periods or emergency situations• Willingness to learn and develop new skills• Positive attitude that contributes to team morale• Methodical and organised approach to managing compliance documentation#LI-JA1Location: At JLL, we harness the power of artificial intelligence (AI) to efficiently accelerate meaningful connections between candidates and opportunities.
